Job description

Are you a Engineering Project Manager searching for new experiences? As a leading Trane® independent office, Brady brings efficient, reliable, and secure building solutions throughout central and eastern North Carolina. We take pride in all we do and in our Associates which is why we offer competitive pay and compensation, benefits, growth opportunities, and more!

The Engineering Project Manager is a field-oriented engineering position responsible for two core functions at Brady: (1) supporting the sales team as the lead technical resource during the pursuit phase by surveying existing buildings, identifying problems, and designing creative mechanical solutions; and (2) managing outside engineering firms on Brady's booked construction projects to ensure their design and construction administration meet Brady's standards.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following:

Sales Assist & Solution Development

  • Partners with the sales team early in the sales cycle as the lead technical resource on complex mechanical opportunities.
  • Travels with sales to customer sites to survey existing HVAC, controls, and building systems; documents existing conditions and identifies root causes of customer problems.
  • Authors and manages the owner's requirements documents to ensure alignment of the solution being developed vs. the needs of the customer
  • Develop creative engineering solutions to solve complex mechanical and operational problems in existing facilities.
  • Produces rough-order-of-magnitude (ROM), conceptual designs, sketches, and basis-of-design narratives that the preconstruction team can use to assemble ROM Budgets
  • Supports sales in building the technical value proposition — translating engineering solutions into customer-facing benefits (energy, reliability, cost, schedule, risk)
  • Participates in customer presentations and helps sales close opportunities.

Management of Subcontracted Engineering Firms on Booked Projects

  • On booked construction projects where Brady has subcontracted engineering to an outside firm, serves as Brady's owner of that engineering relationship from kickoff through closeout.
  • Has ultimate responsibility to ensure the engineering firm designs in accordance with the agreed upon owners requirements document
  • Develops and negotiates the engineering scope of work; selects qualified consulting engineers from Brady's approved partner list.
  • Holds the consulting engineer accountable to schedule, deliverables, and quality standards; escalates performance issues to the Director of Engineering.
  • Reviews and critiques drawing packages, specifications, and calculations at each design milestone (SD/DD/CD) to ensure they meet Brady's standards before issue for permit or construction.
  • Provides input to preconstruction at each design milestone (SD/DD/CD) to ensure the complete scope is fully understood by preconstruction so that accurate estimates are produced
  • Confirms the subcontracted engineer is properly executing their construction administration duties — RFI responses, submittal reviews, site observation reports, ASIs, and change directives — and intervenes when they are not.
  • Acts as the technical interface between Brady's project team (PM, Superintendent, Foreman) and the subcontracted engineer.

General Technical Support

  • Applies engineering principles to HVAC, controls, and related building systems including load analysis, equipment selection, duct and pipe sizing, zone airflow, pump/fan design, and control sequences.
  • Supports Project Managers with scope development, change order analysis, and field technical issues.
  • Provides input to Brady's licensed Professional Engineer to support sealed deliverables on Brady self-performed work.
  • Ensures designs comply with applicable building, mechanical, energy, and life-safety codes.

SKILLS & QUALIFICATIONS:

  • Bachelor's degree in Mechanical Engineering (or related engineering discipline)
  • 5+ years of experience in HVAC/mechanical project engineering, design, or contracting
  • Professional Engineer license not required; willingness to pursue PE licensure preferred.
  • Ability and willingness to seal drawings is desired, but not required.
  • Strong field skills — comfortable walking existing mechanical rooms, rooftops, and occupied customer spaces, and reverse-engineering existing system configurations.
  • Demonstrated ability to develop conceptual designs, OOM budgets, and creative solutions to solve complex problems in existing buildings.
  • Experience managing or coordinating with outside consulting engineers strongly preferred.
  • Experience in facilities management preferred
  • Working knowledge of central chilled water, hot water, and steam plants.
  • Proficiency in AutoCAD required; Revit preferred.
  • Proficiency in Microsoft Office.
  • Experience with load and energy analysis tools (Trane TRACE 700, TRACE 3D Plus, System Analyzer, Chiller Plant Analyzer) a plus — not required.
  • Experience with MS Project, MS Dynamics SL or similar accounting software, Procore or similar construction management software a plus.
  • Strong written and verbal communication skills; able to present technical solutions to customers.
  • Valid Driver's License required.
  • Ability to pass drug screening and prove US employment eligibility.
