This role will own the financial, contractual, and day-to-day management responsibilities that drive the projects forward. It will entail coordinating with general contractors, architects, engineers, and consultants while also managing budgets and timelines, shepherding entitlements, and working with local jurisdictions.The Development Manager will work closely with Legacy's Director of Construction and Design as well as the President, and other internal teams to keep projects on track and aligned with investment objectives.Key ResponsibilitiesEvaluate potential sites including but not limited to evaluating traffic counts, demographics, competition, visibility, and ingress/egress.Run preliminary proformas to determine whether a deal pencils before significant capital is committed.Direct the full development lifecycle for retail and commercial projects from initial concept through pre-construction completion.Lead comprehensive due diligence efforts including zoning and entitlement analysis, physical site investigations, utility assessments, overall feasibility assessments, and lender requirements.Work with CFO on due diligence and reporting.Manage vendor scopes of work, contracts, schedules, and deliverables to ensure quality and meet timeline expectations.Serve as the primary point of contact for external general contractors, architects, civil engineers, MEP consultants, and other vendors across an active project portfolio.Work with Highland Ventures finance staff to review numbers, timelines, and prepare budgets, schedules and lender specific document requests and deadlines.Prepare project underwriting models.Oversee the external design vendors and work with the construction team to ensure the design satisfies both tenant and municipal code (when applicable).Solicit, evaluate, and onboard new vendors as needed; maintain and strengthen Legacy’s vendor network.Work collaboratively with the Director of Construction and Design to ensure the projects are on track and invoices are reviewed.Monitor project costs, contingencies, and cash flow throughout the pre-construction and development cycle.Manage draw process with lenders.Qualifications:Bachelor’s degree in a related field such as Real Estate, Finance, Architecture, Engineering, Construction Management, or Civil Engineering (Master’s degree a plus)5+ years of experience in a construction management and/or a developer role; commercial or retail experience, strongly preferred.Ability to create and maintain strong relationships with local consultants, contractors, and municipalitiesDemonstrated ability to manage multiple external vendors and project stakeholders simultaneously.Experience producing and reviewing and redlining legal documents.Strong understanding of model building codes and permitting processes.Excellent written and verbal communication skills; comfortable presenting to clients and leading coordination calls.Highly organized with strong project management instincts; experience with project tracking tools is a plus.Ability and willingness to travel to sites across Legacy’s multi-state portfolio as needed.BenefitsGroup medical, dental, vision, and other supplemental policiesFlexible Medical Spending Accounts (FSA)Health Savings Account (HSA)401(k) with 50% matchPaid time off plus 7 paid holidaysPosition type and work hours:This is an on-site role based out of our corporate office in Brentwood, TN. #J-18808-Ljbffr
