ACAI Building Construction is seeking an experienced and highly motivated Building Construction Operations Manager to serve as a key leader in our organization. The ideal candidate will take ownership of operations, identify opportunities for improvement, strengthen relationships with clients and subcontractors, mentor team members, and play an active role in expanding our capabilities and market presence.Â
Position SummaryÂ
The Building Construction Operations Manager is responsible for the full lifecycle of commercial construction projects, from estimating and procurement through construction execution and project closeout, while providing operational leadership to maximize performance and profitability.Â
This individual manages budgets, schedules, subcontractors, client relationships, and internal teams while identifying opportunities to improve efficiency and drive continued growth.Â

Estimating and PreconstructionÂ
• Identify project leads and assist in new lead cultivationÂ
• Review construction drawings, specifications, and contract documentsÂ
• Prepare accurate quantity takeoffs and cost estimatesÂ
• Solicit and evaluate subcontractor and supplier proposalsÂ
• Develop competitive bid packages while maintaining profitabilityÂ
• Identify project risks, contingencies, and value engineering opportunitiesÂ
• Participate in project turnover meetings and preconstruction planningÂ
Project ManagementÂ
• Manage multiple commercial construction projects from award through closeoutÂ
• Develop and monitor project budgets and schedulesÂ
• Coordinate subcontractors, vendors, and internal personnelÂ
• Process RFIs, submittals, change orders, and contract documentationÂ
• Monitor project costs and forecast financial performanceÂ
• Conduct owner meetings and maintain strong client communicationÂ
• Ensure timely project completion while maintaining quality standardsÂ
Operations LeadershipÂ
• Conduct annual performance reviews for direct reportsÂ
• Allocate personnel and resources across multiple projectsÂ
• Monitor project profitability and operational performanceÂ
• Develop and improve internal processes and proceduresÂ
• Mentor project teams and promote professional developmentÂ
• Support business development and maintain key client relationshipsÂ
• Collaborate with executive leadership on strategic planning and growth initiativesÂ
Safety and QualityÂ
• Promote a culture of safety and accountability on all projectsÂ
• Ensure compliance with OSHA standards (29 CFR 1926) and company safety policiesÂ
• Monitor quality control measures and project performanceÂ
• Lead by example in professionalism and operational excellenceÂ
Physical Requirements and Work EnvironmentÂ
• Work is performed in both office and active construction site environmentsÂ
• Must be able to traverse uneven terrain, climb ladders and stairs, and access all areas of active job sitesÂ
• Must be able to wear required personal protective equipmentÂ
• Exposure to outdoor weather conditions, noise, dust, and moving equipment on job sitesÂ
• Regular travel to project sites; occasional overnight out-of-state travelÂ
• Valid driver's license and insurable driving record requiredÂ
QualificationsÂ
RequiredÂ
• Bachelor's degree in Construction Management, Engineering, Building Science, Business, or a related field from an accredited four-year institution, or equivalent combination of education and directly related experienceÂ
• Minimum of 5 years of experience in construction estimating, project management, operations management, or a similar leadership roleÂ
• Strong knowledge of commercial construction methods, contracts, scheduling, and budgetingÂ
• Working knowledge of OSHA safety standards and construction safety best practicesÂ
• Excellent leadership, communication, and organizational skillsÂ
• Ability to manage multiple priorities in a fast-paced environmentÂ
• Strong problem-solving and decision-making abilitiesÂ
• Self-driven with strong business acumen and the ability to think strategically while executing tacticallyÂ
PreferredÂ
• Proficiency with construction management software and Microsoft Office applicationsÂ
• Demonstrated ability to lead teams and build positive working relationshipsÂ
• Proven success delivering projects on time and within budgetÂ
• Strong negotiation and client relationship management skillsÂ
• OSHA 30-hour certificationÂ
