About the Role
Are you looking for a long-term career with a company that values initiative, accountability, and outstanding performance? We are seeking a motivated and experienced Commercial Property Manager to oversee the day-to-day management and financial performance of an assigned portfolio of commercial properties.
This role is responsible for maximizing asset value, maintaining strong tenant and client relationships, managing property operations, and ensuring financial objectives are achieved. The ideal candidate is a proactive problem-solver who can make sound decisions, manage multiple priorities, and take ownership of both routine responsibilities and unexpected challenges.
This is a full-time, primarily on-site position with flexibility as needed based on business and property requirements.
What You'll Do
Financial Management & Reporting
  • Oversee the financial performance of assigned properties and provide monthly financial reporting and budget variance analysis to clients.
  • Review and approve accounts payable and property-related invoices.
  • Develop and manage annual operating budgets, forecasts, and capital improvement plans.
  • Monitor property revenues, expenses, and overall financial performance, identifying variances and recommending corrective action.
  • Analyze financial and operational data to identify opportunities to improve property performance and maximize asset value.
  • Track and report on outstanding work orders and related property expenses.

Property Operations & Administration
  • Oversee the daily operations of assigned commercial properties and ensure properties are maintained to established standards.
  • Coordinate with vendors, contractors, and other professionals servicing the properties and make recommendations regarding contracted services.
  • Supervise assigned maintenance and janitorial personnel and ensure work is completed efficiently and appropriately.
  • Prioritize work orders and coordinate timely responses to property needs.
  • Participate in the transition and onboarding of newly acquired or newly assigned properties to ensure smooth and timely integration.
  • Assist with tenant move-in and move-out procedures.

Tenant & Client Relations
  • Develop and maintain strong relationships with tenants, property owners, clients, vendors, and service providers.
  • Communicate regularly with tenants and clients to understand needs, address concerns, and ensure expectations are met.
  • Anticipate client and property needs and proactively recommend solutions.
  • Ensure assigned properties are managed in alignment with ownership objectives and established performance expectations.

Property Inspections & Quality Assurance
  • Conduct regular property inspections and site visits to evaluate property condition, maintenance needs, tenant concerns, and overall performance.
  • Recommend and coordinate necessary maintenance, alterations, improvements, and capital projects.
  • Monitor the quality and timeliness of work performed by vendors, contractors, and assigned personnel.
  • Identify potential issues before they become larger operational or financial concerns.

Qualifications
  • 3-5 years of experience in commercial property management, real estate, asset management, finance, or a related field.
  • Bachelor's degree in Real Estate, Management, Finance, Business Administration, or a related field preferred.
  • Indiana real estate broker's license preferred or ability to obtain one, if applicable.
  • Strong financial and analytical skills, with the ability to understand budgets, financial statements, expenses, and variances.
  • Proficiency in Microsoft Office, particularly Excel, with the ability to gather, analyze, and manipulate data.
  • Experience with property management or work order systems such as Yardi, Corrigo, or similar platforms preferred.
  • Strong organizational skills with the ability to manage multiple properties, projects, and priorities simultaneously.
  • Excellent written and verbal communication skills.
  • Strong critical thinking, problem-solving, and decision-making abilities.
  • Ability to communicate effectively with clients, tenants, vendors, contractors, and internal teams.
  • Ability to anticipate challenges, take initiative, and follow through on responsibilities.
  • Ability to handle confidential information with discretion.
  • Passion for commercial real estate and property management.
  • Ability to pass a required background check and drug screen.

The pay range for this role is:
