Job description

Commercial Properties Management, LLC is seeking a Commercial Property Manager to join its team and contribute to its customer-centric approach. This position manages the day-to-day operations of assigned commercial properties, including maintenance oversight, life safety and security compliance, tenant and vendor relations, financial performance and building or tenant improvement projects. 

Essential Functions


Tenant Relations

·         Provide professional and responsive tenant service by addressing requests, concerns or complaints promptly and courteously, ensuring appropriate follow- up and resolution.

·         Maintain working knowledge of lease provisions, particularly operating and compliance requirements.

·         Enforce lease terms and property rules consistently and in accordance with applicable laws and company policies.

·         Foster positive tenant relationships to support tenant retention.

 

Property Operations / Maintenance

·         Maintain properties through routine inspections and proactive identification and resolution of operational or maintenance issues.

·         Coordinate and supervise third party vendors including landscaping, snow removal, janitorial, maintenance, and repair contractors.

·         Oversee maintenance and repair of building systems through contracted service providers.

·         Monitor vacant spaces and coordinate repairs, improvements, or renovations as needed.

·         Ensure compliance with applicable safety, building and operational standards.

 

 

Financial Responsibilities

·         Support financial performance by assisting with budget preparation, capital planning, forecasting, and expense monitoring.

·         Review operating expenses, analyze budget variances, and recommend corrective action when necessary.

·         Approve and process invoices in accordance with company procedures.

·         Collaborate with accounts payable to ensure accurate coding and timely vendor payments.

·         Collaborate with accounts payable to ensure vendors are being paid in a timely manner and invoices are being allocated to correct accounts/ departments

 

General Duties

·         Maintain accurate and current property and tenant records

·         Become proficient in and utilize MRI property management software for property operations and reporting

·         Assist in the preparation of property management reports for ownership and senior management.

·         Monitor and maintain vendor certificates of Insurance compliance.

·         Maintain professional knowledge through continuing education, industry publications, and professional organizations.

This is a full-time exempt position.  Typical work hours are Monday through Friday, 8:00 a.m. to 5:00 p.m. The employee may be required to respond to property needs or emergencies outside of normal business hours, including evenings, weekends, and holidays. The Commercial Property Manager must be reasonably available by phone or electronic communication and capable of coordinating or responding to emergency situations in a timely manner, which may include travelling to property locations when necessary.

 

Must have a valid Driver’s License, current auto insurance and safe and operable vehicle

Must be able to travel between multiple property locations as required

 

Preferred Qualifications:

Minimum two (2) years of commercial or real estate property management experience
