About the Role
Galleria Woods Senior Living is seeking a hospitality-driven, full-time Director of Maintenance to lead the care and operation of our community's physical plant. This is a hands-on leadership role responsible for ensuring a safe, well-maintained, and welcoming environment for residents, team members, and guests.
You will oversee preventive maintenance programs, life safety systems, budgeting, vendor partnerships, and the hiring, training, and supervision of maintenance and housekeeping team members-all while delivering a service experience that reflects our commitment to excellence.
Compensation
  • Salary: $80,000-$85,000 (based on experience)
  • Additional: Annual performance bonus
Key Responsibilities
As Director of Maintenance (Plant Operations), you will:
  • Plan, maintain, and continuously improve the interior and exterior condition of buildings, grounds, equipment, and infrastructure to ensure a safe, sanitary, and attractive living and working environment
  • Lead, hire, train, and develop maintenance and housekeeping staff, fostering a culture of accountability, responsiveness, and service excellence
  • Implement and manage preventive maintenance, life safety, security, and regulatory compliance programs
  • Develop and manage departmental operating budgets and capital expenditure plans; monitor expenses and performance against established guidelines
  • Coordinate departmental operations with other community departments and collaborate with resident committees (e.g., building and grounds)
  • Review quality control, maintenance, and operational reports to identify trends, proactively resolve issues, and drive continuous improvement
  • Maintain accurate documentation and compliance with Human Resources, corporate, and regulatory standards
  • Support the community mission through effective leadership, communication, and operational excellence
Qualifications
The ideal candidate will have:
  • High school diploma or equivalent required; Bachelor's degree in engineering or a related field preferred
  • Minimum of five (5) years of experience in plant engineering and/or skilled trades (plumbing, electrical, carpentry, painting, refrigeration, grounds, masonry, etc.)
  • At least three (3) years of supervisory experience
  • Strong working knowledge of building systems, preventive maintenance programs, and facilities operations
  • Ability to read blueprints, mechanical drawings, and technical documentation
  • Proficiency in written communication, including reports, procedures, and correspondence
  • Strong verbal communication skills with the ability to engage effectively with residents, leadership, staff, vendors, and the public
  • Previous experience in healthcare or senior living preferred
  • Knowledge of fire safety, life safety codes, and MSDS training preferred
