What You'll Be Doing
Take the next step in your maintenance leadership career with Morgan Properties. We're seeking an Assistant Service Manager to support maintenance operations across our Saratoga Crossings portfolio in Farmington and Victor, NY. Working alongside an experienced Multi-Site Service Manager, you'll help lead maintenance operations for five apartment communities while developing your leadership skills. If you have strong HVAC knowledge, enjoy mentoring others, and take pride in delivering quality work and exceptional resident service, we'd love to hear from you.
As an Assistant Service Manager, you will:
  • Support the Multi-Site Service Manager in overseeing daily maintenance operations across a five-community portfolio totaling 451 apartment homes
  • Coordinate work orders, apartment turns, preventative maintenance, and technician scheduling to help ensure efficient daily operations
  • Troubleshoot and complete repairs involving HVAC systems, appliances, plumbing, electrical, carpentry, drywall, and general building maintenance
  • Lead by example while coaching and supporting Maintenance Technicians to promote teamwork, accountability, and quality workmanship
  • Perform property inspections of vacant apartments, common areas, building exteriors, and grounds to maintain company standards
  • Assist with inventory management, maintenance supplies, tools, and equipment
  • Help ensure apartment homes are move-in ready while supporting occupancy goals
  • Assist with snow removal, weather-related events, and emergency maintenance as needed
  • Participate in a rotating paid 24-hour on-call schedule
  • Complete additional duties and special projects as assigned

Compensation & Benefits
  • Base Pay: $25.00 - $28.00 per hour
  • Up to 50% Rent Discount
  • Property Staff Shared Renewal Commissions
  • Morgan Essentials: $300 Quarterly
  • On-Call Appreciation: $15 per day while holding the on-call phone

Schedule
  • Monday - Friday | 8:00 AM - 5:00 PM
  • Rotating paid on-call schedule required
  • Availability for weather-related and emergency maintenance events is required
  • Schedule may vary based on business needs

What We're Looking For
  • 2-3 years of multifamily maintenance experience
  • Previous experience leading, mentoring, or coordinating maintenance team members
  • Strong HVAC diagnostic and repair experience required
  • Experience with plumbing, electrical, appliances, carpentry, drywall, and general building maintenance
  • EPA/HVAC certification preferred, but strong hands-on experience will be considered
  • Comfortable using smartphones, mobile work order applications, and computers
  • Valid driver's license with reliable transportation
  • Ability to travel between communities within the portfolio
  • Ability to participate in an on-call rotation and respond to emergency maintenance needs
  • Strong communication, problem-solving, and customer service skills
  • A dependable, team-oriented professional who takes pride in delivering quality work and exceptional service
