TPG Real Estate Credit ("TREC") is the real estate credit investment vertical within TPG. TREC manages TPG Real Estate Finance Trust ("TRTX"), a publicly traded public mortgage REIT, and private capital through discretionary close ended vehicles.
TREC is sponsored by TPG, a leading global alternative investment manager with $303 billion AUM. The TREC Capital Markets Team directs all secured debt financing, securities investments, and other market-related activities in support of TREC's investment activities.
The position requires in office three days per week.
Essential Job Functions:
  • Assist in arranging secured financings of loan and security investments across new and existing investments for TREC's various investment vehicles
  • Support the negotiation of terms for secured financing arrangements with a focus on matched term, non-MTM financings, including: note-on-note, syndication of senior / mezz, A / B notes, and repurchase facilities
  • Manage existing financing relationships and seek to expand TREC's financing counterparties to include money managers, regional banks, and insurance companies
  • Serve as key liaison between deal and asset management teams to pledge new and existing loan collateral to financing counterparties
  • Participate and produce materials for quarterly asset management discussions with lenders related to the performance of pledged collateral
  • Prepare and perform complex underwriting of investments up and down the capital structure, including HRR positions
  • Execute trade confirms with dealers and oversee the settlement process with the operations team
  • Maintain and review for accuracy a library of UW new issue deals to potentially acquire in the secondary market
  • Perform other duties, special projects, and strategic initiatives as assigned by management.

Qualifications/ Requirements:
  • Bachelor's degree in related field or equivalent combination of education and experience
  • Entry level professional with 0-2 years of industry and/or relevant experience, typically at an Analyst level role or external equivalent.
  • 2+ years in either capital markets, loan securities, mortgage trading or real estate investment banking
  • Experienced in commercial real estate underwriting/valuation principles and financing structures
  • Experience with CMBS and CRE CLO structures desirable
  • Well-developed writing, valuation, analytical, and presentation skills
  • Mastery of Excel and Bloomberg required
  • Detail-oriented team player

The annual full time base salary range for this role is
$110,000.00 - $130,000.00
Specific compensation is determined through interviews and a review of relevant education, experience, training, skills, geographic location and alignment with market data. Additionally, certain positions may be eligible to receive a discretionary bonus as determined by bonus program guidelines, position eligibility and SitusAMC Senior Management approval. SitusAMC offers PTO and paid holidays, the terms of which are set forth in the program policies. All full time employees also are eligible to participate in various benefit plans, including medical, dental, vision, life, disability insurance and 401K; in each case in accordance with the terms of the applicable plans.
