First Heritage Mortgage is looking for a motivated PPE Analyst to join our growing Capital Markets team. This is an excellent entry-level opportunity for someone looking to build a career in mortgage capital markets.
In this role, you will support the day-to-day operations of our Product & Pricing Engine (Optimal Blue) and assist with rate lock processes. You will work closely with the PPE & Lock Desk Manager, Lock Desk Analysts, and internal partners (Sales, Operations, and Secondary Marketing) to ensure accurate pricing, product eligibility, and smooth support for our loan originators.
This position offers hands-on learning in mortgage pricing, product rules, and operational workflows, with strong potential for growth within the Capital Markets organization.
PPE Support & Maintenance
โ€ข Assist in the daily administration and configuration of the Optimal Blue Product & Pricing Engine.
โ€ข Help maintain product eligibility rules, pricing grids, investor overlays, LLPAs, and program guidelines.
โ€ข Monitor pricing engine performance and assist in resolving basic pricing and eligibility issues.
โ€ข Support system updates, testing of new products/programs, and integration tasks between Optimal Blue and Encompass (our Loan Origination System).
โ€ข Perform data validation and quality checks to ensure pricing accuracy and data integrity.
Lock Desk & Operational Support
โ€ข Provide backup support to the Lock Desk team on rate locks, extensions, and modifications.
โ€ข Assist with pipeline monitoring, lock expiration tracking, and fallout reporting.
โ€ข Respond to basic pricing and lock-related inquiries from loan officers and operations staff.
โ€ข Help prepare daily and weekly reports on lock activity, pricing competitiveness, and pipeline status.
Compliance & Process Improvement
โ€ข Learn and follow company rate lock policies, investor guidelines, and regulatory requirements.
โ€ข Participate in quality control reviews and audits of pricing and lock data.
โ€ข Identify opportunities to improve processes and contribute to automation initiatives as you gain experience.
Team & Cross-Functional Collaboration
โ€ข Work closely with the PPE & Lock Desk Manager on special projects and team priorities.
โ€ข Build strong working relationships with Sales, Operations, Secondary Marketing, and Product Management teams.
โ€ข Actively participate in team meetings and training sessions to grow your mortgage capital markets knowledge.
Qualifications
โ€ข Bachelor's degree (preferred) or equivalent work experience.
โ€ข 0-2 years of professional experience (mortgage, finance, or operations experience is a plus, but not required).
โ€ข Strong attention to detail and analytical skills.
โ€ข Excellent written and verbal communication skills.
โ€ข Proficiency in Microsoft Excel and general comfort with technology/systems.
โ€ข Ability to work in a fast-paced environment and manage multiple tasks.
โ€ข Eagerness to learn mortgage products, pricing engines, and capital markets operations.
Preferred (but not required):
โ€ข Familiarity with mortgage terminology or prior exposure to Encompass or Optimal Blue.
โ€ข Interest in a long-term career in mortgage banking or capital markets.
