Job description

Business Development Manager – Drive Growth Across Hawaii’s Premier Facility Services Network

Company: Island Facility Services
Salary/Pay Rate: $90,000–$115,000 base salary, with eligibility for performance-based incentives and/or commission. Final incentive structure to be discussed during the offer process.
Location: Hawaii-based preferred. Hybrid/remote flexibility available depending on island location; regular inter-island travel required, up to 50%.

The Opportunity

Island Facility Services is seeking a Business Development Manager to help expand our commercial facility maintenance and construction footprint across Hawaii. You will serve as a strategic face of our Sales & Client Relations division, developing new commercial relationships, growing existing accounts, and identifying cross-sell opportunities across facility maintenance, construction, HVAC, doors, and partner commercial cleaning services.

This role will work closely with the CEO and leadership team to support the company’s goal of scaling toward $22M in annual revenue. You will have the autonomy to build high-value partnerships across the islands while being supported by a True Ohana culture rooted in Aloha in Action.

How You Will Make an Impact
  • Cultivate and maintain long-term relationships with facility managers, property managers, commercial real estate contacts, retailers, restaurants, hospitality groups, government entities, healthcare facilities, office buildings, and other commercial decision-makers.

  • Identify and capture new business opportunities across the Hawaiian Islands to expand market share and support long-term revenue growth.

  • Develop and grow existing customer relationships by identifying additional service opportunities across maintenance, construction, HVAC, doors, and related trade services.

  • Identify cross-sell opportunities between Island Facility Services’ maintenance/construction services and partner commercial cleaning services.

  • Lead regular client communication to provide transparency on active, proposed, and anticipated project scopes.

  • Collaborate with estimating, operations, and project management teams to clarify technical proposals and support pricing accuracy.

  • Coordinate with internal trade groups to ensure a smooth handoff from initial proposal to field execution.

  • Track, manage, and forecast revenue pipelines using HubSpot and other internal tools.

  • Analyze win/loss data to refine bidding strategies and improve future conversion rates for facility maintenance and construction contracts.

Required Qualifications & Experience
  • Minimum of 3 years of related experience in business development, account management, commercial sales, or client relationship management.

  • Understanding of commercial facility maintenance, tenant improvements, construction scopes, HVAC, doors, or related field-service environments.

  • Willingness and ability to travel inter-island up to 50% of the time to meet with clients, walk sites, and build relationships.

  • Demonstrated ability to build professional networks, manage client relationships, and pursue new commercial opportunities.

  • Strong communication, follow-up, organization, and pipeline management skills.

  • Ability to work independently while coordinating with leadership, estimating, operations, and field teams.

Preferred Qualifications & Experience
  • Bachelor’s Degree in Business, Marketing, Construction Management, or a related field.

  • 5+ years of experience within facility services, general contracting, commercial maintenance, HVAC, doors, construction, commercial cleaning, or property services.

  • Established network of contacts within Hawaii commercial real estate, facility management, retail, hospitality, government, healthcare, or property management.

  • Experience using CRM tools, especially HubSpot, to manage pipelines, client communication, follow-ups, and revenue forecasting.

  • Experience selling recurring service, maintenance, construction, or facility support contracts.

Compensation & Benefits
  • $90,000–$115,000 base salary, with eligibility for performance-based incentives and/or commission.
