About the Position

The Maintenance & Grounds Technician is responsible for maintaining the appearance, functionality, and overall quality of assigned properties. This position performs routine groundskeeping, preventative maintenance, unit preparation, resident service requests, and general property upkeep while providing exceptional service to residents, prospects, and team members.

Duties & Responsibilities

  • Complete maintenance requests in a timely manner, including troubleshooting and performing repairs related to electrical, plumbing, drywall, painting, appliances, and general property maintenance.
  • Respond to resident service requests within established timelines while providing professional and courteous customer service.
  • Perform routine property inspections and maintain clean, safe, and attractive interior and exterior spaces.
  • Maintain property grounds by removing trash, debris, pet waste, and other items impacting curb appeal, including perimeter areas surrounding the community.
  • Ensure common areas, including mailrooms, lobbies, clubhouses, fitness centers, pool areas, and other shared spaces remain clean and presentable.
  • Perform seasonal groundskeeping duties, including snow removal, landscaping upkeep, and outdoor maintenance as needed.
  • Replace light bulbs, air filters, window screens, and other routine maintenance items.
  • Complete apartment make-ready activities, including cleaning vacant units, appliance installation, smoke detector checks, HVAC vent cleaning, filter replacement, minor repairs, painting, caulking, and preparing units for occupancy.
  • Install, move, and connect appliances as needed.
  • Perform preventative maintenance and identify routine repair or replacement needs before they become larger issues.
  • Maintain awareness of budgetary constraints and use materials and supplies responsibly.
  • Document completed work orders, repairs, inspections, and property operations accurately and timely within required logs or software systems.
  • Maintain trash receptacles and ensure areas are free of debris, bulk items, and safety hazards.
  • Report safety concerns, property issues, and resident lease violations to appropriate management personnel.
  • Assist the Property Manager, Assistant Property Manager, Maintenance Supervisor, and other team members with operational needs.
  • Complete assigned training and continuing education requirements.
  • Participate in an on-call rotation and respond promptly to emergency maintenance situations as required.
