Job description

Position: Residential Maintenance Technician

Status: Full Time

Hours: 7:30am-4:00pm

Days: Monday โ€“ Friday, On-Call every third weekend

Position Summary:

The position of Residential Maintenance Technician ensures our residential properties remain in excellent condition. This role involves performing general and routine maintenance including tasks related to carpeting, painting, plumbing, and electrical systems as well as preventive maintenance routines. The candidate will have general knowledge of maintenance tools and procedures and be committed to maintaining a safe and efficient work environment.

Responsibilities:

Cleaning, maintaining, and repairing building fixtures. Including: lights, locks, windows, doors, flooring material, gutters, drains, and grounds.

Maintenance duties: carpentry, painting, plumbing, and electrical repairs to ensure the facility is properly and safely maintained.

Routine preventative maintenance.

Operate heating, ventilation, and air conditioning (HVAC) equipment and related systems.

Be proficient with the tools of the jobs.

Knowledgeable of how to safely manage tools and equipment when working with electrical, HVAC, and plumbing systems.

Maintain a clean working environment.

Follows all safety procedures (monthly safety meetings).

Work within the expense limits established for the facility.

Maintain inventory controls for cost effective operations.

Monitored all the work being performed by outside contractors for quality of workmanship and approval of finished products.

Carry a company cell phone for on-call maintenance, as required.

Complete grounds work as directed which may include picking up trash, sweeping curb and dumpster areas and maintaining landscaping beds and other areas.

Responsible for alerting the Department or Property Manager of any unusual occurrence and/or property damage that may have taken place or that may occur.

Maintain a professional courteous manner with all tenants, vendors, contractors, and fellow employees.

Assure safety standards are used which comply with all company, local, city, state, and federal guidelines.

Ensure compliance with all work-related activities in a fair, ethical, and consistent manner.

Follow established company policies and those outlined in the Employee Handbook.

Special projects and other responsibilities may be determined.

Qualifications:

High School Diploma or GED

2 + Years of experience with residential maintenance.

Ability to prioritize projects, requests, and deadlines.

Must have a valid driverโ€™s license.

Self-starter with strong problem-solving skills.

Strong customer service.

Effective communication with team members.

Must have a valid driver's license.

Technical Requirements:

Ability to use a tablet, smartphone, and computer.

Ability to text and send emails.

Ability to operate a vehicle in a safe manner.

Be proficient with the tools needed for the job.

Knowledgeable of how to safely manage tools and equipment when working with electrical, HVAC, and plumbing systems.

Physical Requirements:

Ability to perform repetitive tasks while standing for an extended period.

Ability to use ladders.

Ability to crouch and work overhead.

Ability to lift 50 lbs.

Background Check Requirements:

Must pass background criminal check.

Must have a clean driving record.
