The Role:

This role has two salary ranges, depending on the level at which the candidate is hired:

  • Project Engineer: 68,700.00 - 102,900.00

  • Assistant Project Manager: 86,100.00 - 143,500.00

The final level will be determined based on each candidate's professional experience, qualifications, and overall fit for the role.

The Assistant Project Manager / Project Engineer supports the planning, execution, and closeout of capital projects by coordinating engineering, construction, and administrative activities across multiple workstreams and trade partners. This role organizes complex capital improvement initiatives-including building renovations, system upgrades, and infrastructure improvements-into a structured management process that ensures vendor compliance, accurate documentation, timely information flow, and adherence to approved budgets and schedules.

This role requires an equal balance of office work and local travel (50/50) to properties across AvalonBay's Southern California portfolio.

Essential Job Functions

  • Operate in a hybrid Project Engineer / Assistant Project Manager role with exposure to preconstruction, procurement, and project execution.

  • Prepare quantity take-offs, pricing analyses, budgets, and estimates for capital improvement and redevelopment projects.

  • Develop and manage scopes of work, bid packages, RFPs, contracts, drawings, specifications, and project documentation.

  • Coordinate and participate in contractor job walks, pre-bid meetings, site investigations, and bid leveling activities.

  • Support contractor procurement, bidder communications, and selection processes.

  • Manage RFIs, ASIs, submittals, shop drawings, samples, and technical documentation to ensure alignment across stakeholders.

  • Assist Project Managers with contract administration, change orders, schedule tracking, requisitions, and closeout activities.

  • Coordinate with consultants, contractors, and vendors to support pricing, scope changes, and capital upgrades.

  • Track and reconcile project-related purchases, rental equipment, and temporary installations in line with approved budgets.

  • Prepare project closeout materials, including as-builts, O&M manuals, punch lists, and turnover packages.

  • Ensure compliance with permits, inspections, safety documentation, and regulatory requirements.

  • Gain hands-on experience managing multiple projects with a growth path into an Assistant Project Manager role.

Non-Essential Functions

  • Performs other duties as assigned by management in support of capital project delivery.

Minimum Qualifications

Education

  • Bachelor's degree in Engineering, Construction Management, Architecture, Business, or a related field preferred.

Certification or Licensure

  • None required.

Experience

  • 3-5 years of experience supporting construction, renovation, or capital improvement projects.

Knowledge, Skills, and Abilities

  • Demonstrates clear and effective written and verbal communication skills.

  • Prepares reports and delivers presentations related to project status, documentation, and capital project coordination.

  • Applies basic arithmetic and analytical skills to support estimating, cost tracking, and change management.

  • Proficient in Microsoft Office applications, including Word, Excel, and PowerPoint.

  • Effectively operates standard office equipment and project management tools.

  • Communicates professionally with internal teams, contractors, consultants, and vendors.

  • Exhibits strong attention to detail, organizational skills, and the ability to meet deadlines in a fast-paced project environment.

Physical Demands

  • This role requires an equal balance of office work and local travel (50/50) to properties across AvalonBay's Southern California portfolio.

Training

  • Successful completion of AVB new hire orientation within 90 days of employment or the next available session.

  • Completion of any additional training required to support capital project delivery.
