THE OPPORTUNITY


Fifteen Group Capital is seeking an Acquisitions Associate to play a key role in sourcing, underwriting, and executing real estate acquisition opportunities across our portfolio markets in Florida, California, and Texas. This is a high-impact role for a sharp, deal-driven professional who thrives on financial analysis and transaction execution.

Working directly with the Director of Investments and senior leadership, you will lead underwriting, manage due diligence, cultivate broker relationships, and help drive the firmโ€™s acquisition strategy across all three markets. Based at our Miami headquarters, you will evaluate and execute opportunities across our target markets with regular travel for property tours, broker meetings, and due diligence.


WHAT YOU'LL DO


Deal Sourcing & Origination

  • Cultivate and maintain relationships with brokers, owners, and deal flow sources across Florida, California, and Texas.
  • Proactively source acquisition opportunities through market outreach and relationship development across all three target markets.
  • Screen inbound opportunities against investment criteria and prepare initial deal assessments.
  • Monitor target markets for on-market and off-market opportunities and track competitive transactions.
  • Manage the deal pipeline and maintain a database of opportunities and broker contacts.

Underwriting & Financial Analysis

  • Lead financial underwriting and modeling for acquisition opportunities.
  • Develop detailed cash flow projections, sensitivity analyses, and return calculations.
  • Analyze rent rolls, operating statements, and historical financial performance for target acquisitions.
  • Underwrite value-add business plans including renovation budgets and rent growth assumptions.
  • Model various debt structures, joint venture waterfalls, and exit scenarios.

Due Diligence Management

  • Manage the comprehensive due diligence process for acquisitions under contract.
  • Coordinate third-party reports including property condition assessments, environmental reviews, and appraisals.
  • Review and analyze lease files, service contracts, and operating agreements.
  • Conduct physical property inspections, document findings, and identify key risks and opportunities.
  • Prepare due diligence summaries and recommendations for investment committee review.

Market Research & Transaction Execution

  • Conduct in-depth market research and submarket analysis across FL, CA, and TX using CoStar, RealPage, and other data platforms.
  • Develop market intelligence reports and acquisition theses for target submarkets.
  • Support negotiation of letters of intent and purchase and sale agreements.
  • Coordinate the transaction process from contract execution through closing, including lender and legal coordination.
  • Prepare investment committee memoranda, deal presentations, and lender packages.


WHAT WE'RE LOOKING FOR


Experience & Education

  • 4โ€“6 years of experience in real estate acquisitions, investment banking, private equity, or commercial real estate.
  • Demonstrated experience underwriting and closing real estate transactions.
  • Expert-level financial modeling and quantitative analysis skills.
  • Deep understanding of real estate acquisition principles, valuation methods, and transaction structures.
  • Bachelorโ€™s degree in Finance, Real Estate, Economics, Business Administration, or related field required.
  • Masterโ€™s degree, MBA, or advanced degree from a top-tier program a strong plus.
  • Experience with multifamily or commercial real estate acquisitions in California, Florida, or Texas preferred.
  • Background with institutional investors, private equity, or family office real estate preferred.
  • CFA, CAIA, or progress toward designation a plus. Argus certification and real estate license in Florida or California a plus.

Technical Proficiency

  • Expert-level Microsoft Excel for complex financial modeling and investment analysis.
  • Proficiency with real estate data and analytics platforms.
