Live-in maintenance workers are employees who reside on the property they are responsible for maintaining. Their primary duties include performing repairs, conducting regular inspections, and responding to maintenance requests from tenants or property owners. By living on-site, they can address emergencies quickly and help ensure the property remains in good condition. This arrangement often includes a reduced or free rent as part of their compensation. Live-in maintenance roles are common in apartment complexes, hotels, and large residential buildings.

What are some common challenges faced by Live In Maintenance professionals, and how are they typically addressed?

Live In Maintenance professionals often face the challenge of being on-call outside of regular working hours, as urgent repairs or emergencies can arise at any time. Balancing personal time with work responsibilities requires good time management and clear communication with property management. To address these challenges, many organizations establish structured on-call rotations and provide clear guidelines for handling after-hours requests, ensuring workloads are manageable and expectations are clear. Building strong relationships with residents and team members also helps create a supportive environment.

Job description

About Our Company:
Headquartered in Denver, Colorado, Cologix is a leading North America network-neutral interconnection and hyperscale edge data center company. Our platform gives customers access to 45+ digital edge and Scalelogixโ„  hyperscale edge data centers in 13 markets across the United States and Canada along with a carrier-dense ecosystem of 710+ networks, 360+ cloud providers, 35+ onramps and seven Internet exchanges. We provide our nearly 2,000 customers with direct access to our local operations teams, resulting in strong partnerships enabled by exceptional operational support and unparalleled customer service. Backed by one of the largest North American infrastructure funds, Cologix's experienced leadership team, certified staff and commitment to ESG initiatives help form a culture that values our people, our environment and our clients.
About the Position
We are seeking a highly organized, execution-focused Maintenance Coordinator to manage the planning, scheduling, coordination, and tracking of preventive and recurring maintenance activities across a mission-critical data center environment.
This role sits at the center of daily operations. You will work closely with Infrastructure teams, vendors, and Operations leadership to ensure maintenance is planned correctly, executed on time, and aligned with real site conditions. You will own the maintenance schedule, coordinate resources, and ensure nothing slips through the cracks.
While this role requires strong documentation and audit discipline, it is fundamentally operational. Success in this role depends on the ability to stay close to the work, manage competing priorities, adapt to changing site conditions, and drive follow-through across multiple teams in a live environment.
Drive maintenance execution in a mission-critical environment-through coordination, visibility, and follow-through.
Shift: Mon-Fri 7am-3pm
What You Do Daily
  • Plan, schedule, and actively manage the master preventive maintenance program across all facility systems
  • Coordinate maintenance activities with Infrastructure teams, vendors, and Operations to align with real-time site priorities and constraints
  • Create and manage Methods of Procedure (MOPs), ensuring they are accurate, approved, and usable in execution
  • Track maintenance execution in real time, following up to ensure work is completed, documented, and not missed
  • Identify scheduling conflicts, operational risks, or gaps in execution and adjust plans or escalate as needed
  • Coordinate vendor onboarding, scheduling, and readiness, including ensuring materials and services are in place
  • Maintain clear, accurate maintenance records and documentation to support audit readiness and operational visibility
  • Monitor maintenance backlog, upcoming work, and recurring issues, driving resolution and preventing repeat gaps
  • Provide clear, actionable updates to Operations and Infrastructure leadership on maintenance status and risks

What Makes You a Good Fit
  • Experience in maintenance coordination, facilities operations, or a similar role in a fast-paced operational environment
  • Strong ability to manage schedules, priorities, and competing demands in real time-not just on paper
  • Comfortable working closely with technical teams and vendors to drive execution without direct authority
  • Able to stay organized while adapting quickly to changing site conditions and operational needs
  • Strong attention to detail in documentation, tracking, and follow-through
  • Comfortable using systems and tools for scheduling, communication, reporting, and procurement workflows
  • Willing to stay engaged with daily operations rather than working purely behind a desk

Leadership Profile
  • Drives execution through coordination, follow-up, and visibility-not hierarchy
  • Stays close to the work and understands what is actually happening on-site
  • Balances structure with flexibility in a live, changing environment
  • Holds a high bar for accountability, completion, and accuracy
  • Communicates clearly and pushes issues forward rather than letting them stall

What Success Looks Like
  • Maintenance is completed on time and aligned with real operational conditions
  • Work is well-coordinated across teams and does not create avoidable conflicts or risk
  • No gaps in maintenance coverage due to missed scheduling, poor coordination, or lack of follow-through
  • Vendors are prepared, aligned, and executing as planned
  • Maintenance records are accurate, current, and audit-ready without requiring cleanup
  • Backlog, delays, and recurring issues are identified early and actively managed
  • Operations and Infrastructure leadership have clear, real-time visibility into maintenance status

Qualifications
  • Bachelor's degree or equivalent experience in facilities, operations, or related field preferred
  • 5+ years of experience in maintenance coordination, facilities operations, or similar roles
  • Experience working in environments with preventive maintenance programs or CMMS platforms
  • Strong coordination experience with vendors, technical teams, and operational stakeholders
  • Strong computer skills, including scheduling tools, spreadsheets, documentation systems, and email
  • Ability to manage multiple priorities, follow through on commitments, and operate with urgency
  • Experience in data centers, critical facilities, or other high-availability environments preferred

Why Join Us
This is an opportunity to play a central role in keeping a mission-critical environment running smoothly. You will directly impact how maintenance is executed, coordinated, and delivered-ensuring the site operates safely, reliably, and without gaps.
