    GENERAL MANAGER - LUXURY RESIDENTIAL NEW DEVELOPMENT

    Location: Brooklyn, NY | Position Type: Full-Time

    We are seeking a seasoned, high-caliber General Manager to lead day-to-day operations for a landmark luxury new development project in Brooklyn, NY. In this highly visible leadership role, you will serve as the primary operational link bridging site-level execution, building staff, external vendors, and executive management. We are dedicated to building the best teams possible with highly motivated and engaged employees, and this position offers an exciting opportunity to direct a top-tier residential property within a truly collaborative and supportive environment where your expertise is both valued and continuously challenged. As General Manager, you will take hands-on ownership of resident relations, legal apartment inspections, occupancy policy enforcement, and financial performance. From supervising complex physical plant mechanicals and managing service contracts to driving annual budgets and delivering first-class customer service, you will play a pivotal role in maximizing property profitability and setting the standard for residential excellence.

    ESSENTIAL DUTIES AND RESPONSIBILITIES
    • Maintain property by investigating and resolving tenant complaints.
    • Provide excellent customer service and maintain first-class resident relations.
    • Act as the primary communication link between property/asset management teams.
    • Hands-on management of a residential rental property, including communication with residents, attorneys, leasing team, and building staff members.
    • Enforce occupancy policies and procedures.
    • Prepare and review various management reports including annual budgets, move-outs reports, monthly managerial reports, and incident reports.
    • Interface with tenants, vendors, contractors, and main office.
    • Communicate with main office of all building findings, status of building operations, as well as staffing needs and/or employee issues.
    • Work with the leasing and accounting department as needed.
    • Perform legal apartment inspections.
    • Work with Resident Manager/Engineers on all work orders.
    • Overseeing budgets, collecting rent, and maximizing property profitability.
    • Price out and gather bidding for renovations from vendors and contractors.
    • Supervise repairs and allocate appropriate resources to maintain building mechanics and operations.
    • Respond and manage emergency conditions and inquiries.
    • Service contract management.
    • Perform other job-related duties as assigned.
    QUALIFICATIONS
    • Experience: 7-10 years property management experience in luxury, hi-rise rental (Required).
    • Education: Bachelor's Degree (Preferred).
    • Regulatory Knowledge: Working knowledge of city, state, and federal agencies, and rent stabilization.
    • Union Experience: Experience with Unions (Preferred).
    • Technical Knowledge: Experience with repairs, maintenance, and mechanicals.
    • Communication: Must be able to effectively communicate and interface with all levels of management, residents, and vendors.
    • Computer Skills: Proficient computer skills (Rent Manager, YARDI, Microsoft Office, Outlook, Excel, Avid, and Paycom).
    • Financial & Analytical Skills: Must be able to create and analyze budgets and quarterly management reports.
    • Project Management: Must have excellent project management and organizational skills.
    • Adaptability: Must be able to adapt to a fast-paced environment.
    • Customer Service & Detail: Must possess exceptional customer service skills with strong attention to detail and follow-through.
    • Leadership: Strong leadership with a proactive approach to problem solving and forward thinking (Required).
    COMPENSATION & PROFESSIONAL ADVANCEMENT
    • Base Salary Range: $125,000 - $150,000 / year (commensurate with experience, qualifications, and operational track record).
