To thrive as a Property Manager, you need a solid understanding of real estate operations, property laws, budgeting, and usually a degree in business or real estate management, with some positions requiring relevant certification. Familiarity with property management software (like Yardi or AppFolio), lease administration systems, and compliance tools is typically expected. What is a property manager?

Property managers are professionals who oversee the daily operations of real estate properties on behalf of the owners. Their responsibilities typically include collecting rent, handling maintenance requests, addressing tenant concerns, marketing vacant units, and ensuring compliance with local laws and regulations. Effective organization, use of property management software, and clear communication with both tenants and service providers are essential to address these challenges. Additionally, staying updated on local regulations and building positive relationships with contractors can help property managers maintain high occupancy rates and tenant satisfaction.

Job description

Benefits:
  • Bonus based on performance
  • Training & development

We are a residential property management company looking for a dependable and organized Property Field Specialist / Property Evaluator to assist with properties throughout the Los Angeles and San Gabriel Valley areas.
This is a field-based position for someone who enjoys being out and about rather than sitting behind a desk. You will be our boots on the ground, traveling to residential properties and helping our property management team keep an eye on the condition of our homes.
Primary responsibilities include:
  • Conducting routine interior and exterior property evaluations
  • Taking clear, detailed photos and documenting property conditions
  • Identifying and reporting visible maintenance concerns
  • Completing digital property evaluation reports
  • Posting notices at properties as directed
  • Checking vacant properties
  • Picking up and delivering keys, lockboxes, documents, and supplies
  • Installing or removing lockboxes
  • Meeting vendors and providing property access when needed
  • Verifying completed maintenance work and taking completion photos
  • Assisting with move-in and move-out property documentation
  • Handling miscellaneous property management errands and field tasks

This is not a licensed home inspector position and does not require diagnosing plumbing, electrical, HVAC, structural, or other technical issues. The primary responsibility is to observe, photograph, document, and clearly communicate what you see at the property.
The ideal candidate will:
  • Be dependable, punctual, and able to work independently
  • Have excellent attention to detail
  • Be comfortable entering occupied and vacant residential properties
  • Communicate professionally with residents, vendors, and our office
  • Be comfortable using a smartphone, taking photos, and completing digital reports
  • Have a valid driver's license, reliable vehicle, and auto insurance
  • Be comfortable driving throughout the Los Angeles/San Gabriel Valley area
  • Have a positive attitude and be willing to handle a variety of field assignments

Property management, real estate, construction, maintenance, or inspection experience is helpful but not required. We are willing to train the right person.
We're looking for someone we can trust to represent our company professionally, follow through on assignments, and help us take great care of the properties we manage.
Compensation: $22.00 - $25.00 per hour
