Job description

The Superintendent oversees operations on the construction site and leads the construction process with the Project Manager from planning through completion. The position supervises and coordinates construction activities (including the deployment of materials and equipment), oversees on-site labor (including time and break tracking), ensures a clean/organized job site, and follows specifications. Responsible for managing the construction schedule, coordinating subcontractors, and ensuring projects are on schedule while performing duties as assigned. The Superintendent manages relationships with customer representatives and ensures the project complies with all guidelines set by the Company and the client. The Superintendent is responsible for quality control and for ensuring that safety procedures and compliance are observed at the job site.

Essential Job Functions

  • Leads preconstruction process with Project Managers, including reviewing project plans and specifications, site surveys, scope development, project budget, obtaining required permits, and coordinating the preconstruction agenda.
  • Manages job site preparation during preconstruction, including job trailer staging and trailer set-up, along with all safety and compliance postings as required.
  • Schedules on-site pre-construction meetings with all subcontractors to review job site rules and expectations.
  • Manages and oversees subcontractors; maintains construction schedule to ensure timely completion.
  • Manages all on-site labor by maintaining daily timesheets and break compliance, reviewing job site rules with all personnel, and ensuring daily sign-in/sign-out.
  • Travels to the job site to oversee the project and is on-site during work hours with subcontractors. Projects may require a response to 24/7 emergency coverage.
  • Communicate with the project team and submit all necessary forms, including Requests for Information ("RFI"), back charge notices, delay notices, hot work forms, crane plans, hazard assessment forms, silica hazard forms, and scaffold checklists.
  • Prepares and issues daily project update submittals with photos to management.
  • Develop and maintain on-site relationships with clients, facility representatives, subcontractors, nearby businesses, and city officials.
  • Oversees on-site safety implementation with labor, subcontractors, and the general public.
  • Assembles the required site inventories and materials; maintains all on-site receipts for submittal to the corporate office.
  • Ensures quality control for daily work on the project.
  • Has the skills to perform one or several of the following tasks in trades, including plumbing, electrical, concrete, flooring, roofing, painting, cabinetry, framing wood/metal, T-Bar, drywall, and finishing for doors, windows, trim, tile, ceiling tile, hardware, heating, ventilation, air conditioning ("HVAC") and switch box.
  • Is willing to contribute to the team by performing these tasks when necessary due to scheduling challenges.
  • Responsible for ensuring all tools and equipment, including (but not limited to) drills, saws, nail guns, hammers, and shovels used on the worksite, are correctly used and maintained.
  • Responsible for executing tasks involving physical labor, as needed.
  • Prepare site close-out packages, including post-project review, completed close-out punch lists, and build plans for the client.
  • Identifies and procures materials and equipment for assigned projects.
  • Coordinates, schedules, and stands inspections with local jurisdictions as required.
  • Follows all guidelines as set forth by the Company and client.
  • Serves as a responsible leader, through the direction and guidance of the team, to ensure all safety requirements for all jobs are upheld for the protection of co-workers, sub-contractors, the public, and the client by supporting all Company safety efforts.
  • Ensures the job site is clean and organized to eliminate possible hazards.
  • Other duties as assigned.

Education, Experience, and Skills

  • Knowledge and general trade experience: plumbing, electrical, concrete, flooring, roofing, painting, framing, drywall, and finishing skills for doors, windows, and cabinetry.
  • Experience managing personnel, vendors, and subcontractors.
  • Commercial construction superintendent experience; a minimum of 3 years.
  • High school diploma or equivalent.
  • Ability to read plans, specifications, survey markings, and civil sheets; prioritize project scopes/trades.
  • Experience working with on-site/off-site utilities and underground.
  • Ability to multi-task; possesses strong attention to detail and time management skills to achieve all established deadlines.
  • Professional with a friendly and positive attitude towards change.
  • Values diversity of ideas, opinions, and people.
  • Ability to identify needs, remove barriers, and have the know-how to make things happen.
  • Proficient with computers and familiar with Microsoft Software Suite. Experience with Microsoft Project is preferred.
