Job Summary

ACRUVA Capital Partners is seeking an experienced and visionary Senior Vice President of Development to lead and expand our affordable housing development platform across Florida, Tennessee, Georgia, and the Commonwealth of Puerto Rico.

This executive-level role is responsible for overseeing the full development lifecycle-from site selection and feasibility through financing, construction, and stabilization-while leading a small, high-performing development team. The ideal candidate brings deep affordable housing expertise, strong leadership skills, and a passion for mission-driven real estate development.

Essential Duties and ResponsibilitiesDevelopment Leadership
  • Provide strategic and day-to-day leadership across the full development lifecycle, including site selection, feasibility analysis, underwriting, financing, construction, and lease-up.
  • Lead complex land use, zoning, entitlement, and permitting processes.
  • Manage the design process with architects, engineers, planners, and other consultants.
  • Serve as the primary liaison with general contractors to ensure alignment on scope, schedule, and budget.
Financial & Strategic Management
  • Lead and support competitive funding applications (RFPs, RFQs, NOFAs), including LIHTC transactions.
  • Conduct market and project-level research to inform development programming and proforma assumptions.
  • Collaborate with Finance and Accounting teams on budgets, sources and uses, and project reporting.
  • Coordinate development closings involving multiple lenders, investors, and public agencies.
Team Leadership
  • Lead and manage a small, highly autonomous development team, fostering accountability, collaboration, and professional growth.
  • Build strong cross-functional relationships with Acquisitions, Finance, Construction Management, and external partners.
  • Mentor junior team members and promote a culture of continuous improvement.
Stakeholder & Partner Relations
  • Establish and maintain relationships with financial partners, local governments, housing authorities, and community organizations.
  • Negotiate contracts with general contractors, architects, and specialty consultants.
  • Represent ACRUVA at industry events, government meetings, and community engagements.
Reporting & Risk Management
  • Provide regular project status updates and executive-level reporting to senior leadership.
  • Identify development risks and implement mitigation strategies.
  • Ensure clear communication and documentation across all projects under management.

Requirements

Required Qualifications
  • Minimum 4 years of experience in affordable housing development and/or real estate project management.
  • Prior LIHTC experience strongly preferred.
  • Prior multifamily development experience in Florida strongly preferred.
  • Bachelor's degree required; Master's degree preferred in real estate, urban planning, construction, civil engineering, architecture, or a related field.
  • Strong knowledge of land use, zoning, entitlement, and permitting processes.
  • Proficiency with Microsoft Excel, Word, PowerPoint, and Bluebeam.
  • Ability to read and interpret construction plans and specifications.
