This is a pivotal hire as we expand our presence in New York. As Project Executive, you'll be a driving force behind the continued growth of our New York office-leading client assignments across multiple concurrent projects, owning delivery, financial performance, and risk, and consistently delivering superior service from preconstruction through closeout.

Your Impact:


You'll lead client assignments across multiple concurrent projects from start to finish - ensuring all work is delivered on time, within budget, and to the quality specified, while serving as Executive Construction's senior representative to the client. You'll oversee all project management functions and mitigate risk to both Executive Construction and our clients through all phases of the project, including:


Preconstruction
Lead the project team through the preconstruction phase, managing all phases through contract execution
Develop and implement the master project schedule, and write and review owner contract agreements
Lead presentation efforts and responses, finding ways to distinguish Executive Construction from the competition


Estimating / Bidding
Prepare conceptual, schematic, and DD estimates and quantity takeoffs
Evaluate the feasibility of leveraging Executive Construction's Self-Perform group (SPE)
Prepare qualified bidder's lists and distribute drawings and specifications to subcontractors for bid
Review subcontractor bids, prepare detailed bid spreadsheets, and identify any qualifications or clarifications
Lead bid-day strategy and manage all aspects of the proposal / bidding process


Proposal / Contracts
Review contracts for conformance to proposal, resolving any discrepancies with the Vice President or Principal
Establish payment times and dates
Maintain complete knowledge of and enforce all general contract and subcontract requirements


Purchasing
Manage risk transfer and insurance across the project
Serve as a fair arbitrator between owners and trade partners, resolving disputes with even-handedness
Review subcontractor financial position and capabilities with the CFO before awarding work


Financial Management

Lead and resolve all change-order disputes
Manage job cost reporting to accounting and plan for profitability with implementation
Manage costs and risk issues that may impact Executive Construction's financial position or reputation


Risk Management
Manage all of Executive Construction's risk-control policies with minimal guidance
Identify and manage quality-control issues with strong technical skills
Manage client and Executive Construction budget exposures through clear proposals and project management


Team Leadership & Mentoring
Evaluate and effectively manage assigned staff
Serve as a mentor and trainer, leading the development of younger staff through daily interaction
Participate as a leader in company initiatives, training, and goals


Business Development
Generate new opportunities through your network and drive a high percentage of repeat work
Effectively manage client relationships with honesty, fairness, and a team-player approach
Belong to at least one industry-related business or civic organization

What We're Looking For


Required Skills & Experience


10+ years of extensive, hands-on experience delivering commercial construction projects in the New York City market is required
Deep working knowledge of the NYC building construction ecosystem-including established relationships with local owners, developers, design partners, agencies (DOB, FDNY), expediters, inspectors, and union trades-is required
Extensive experience managing multiple commercial construction projects through all phases, with a proven track record at the senior project manager or project executive level
Strong financial acumen across estimating, change orders, job-cost reporting, and profitability planning
Thorough knowledge of general contract and subcontract requirements and sound risk-management judgment
Demonstrated client management and business development success, including a high percentage of repeat work
Proficiency in project management software including Viewpoint, On-Screen, Bluebeam, Microsoft Project, Microsoft PowerPoint, and Building Connected
Bachelor's degree in Construction Management, Engineering, or a related field, or equivalent industry experience
Membership in at least one industry-related business or civic organization preferred


Pay Range: $180,000-$250,000K
