Perform maintenance and repair activities on mechanical, electrical, and plumbing systems and equipment and perform tasks including carpentry, locksmithing, and painting. Assist maintenance mechanics and engineers with major tasks, repairs, and other duties as assigned.

  • Assist with the operation, maintenance, and repair of all mechanical, plumbing, electrical, life safety systems, and other equipment in assigned properties.
  • Perform preventive and reactive equipment maintenance by company standards and manufacturers' specifications and documents actions/measures with the service request system.
  • Quickly respond to and resolve tenant and property management service requests and documents actions with the service request system.
  • Perform general building maintenance and repairs, including re-lamping, plumbing, locksmithing, and painting equipment, mechanical, related spaces, and other minor spot and touch-ups.
  • Conduct periodic inspections of mechanical, common, and vacant spaces and appurtenances and maintain these areas in a clean, operational, orderly, and safe condition.
  • Ensure that required documentation, operating logs, and maintenance forms are completed accurately and clearly and are maintained in Company Compliance Books, paper files, and electronic data/filing systems.
  • Ensure compliance with and enforce policies from the Employee Manual, Operations Manual, safety guidelines, and accepted company practices.
  • This position requires a regular, scheduled work shift set by the supervisor.
  • Carry and utilize issued communication devices for emergency response and daily communication.

  • High School Diploma or General Equivalency Diploma (GED) and 2+ years of experience within the disciplines of stationary engineering, HVAC, plumbing, electrical, fire protection, other mechanical systems and/or general building/facilities maintenance.
  • Ability to make repairs to building systems and components using regular and special tools (e.g., screwdrivers, hammers, adjustment gauges, multi meters, lubrication equipment, etc.).
  • Excellent verbal and written English communication skills to effectively articulate instructions and directions to others and perform intermediate arithmetic calculations.
  • Provide an effective means for contact after normal working hours and be able to respond to urgent building issues.
  • Sound judgment, discretion, and quick follow through and follow up with keen attention to detail to resolve issues.
  • Adhere to a regular, scheduled work shift set by the supervisor.
  • Reliable, punctual, dependable, excellent attendance, and flexibility to respond to callbacks and work overtime to meet business needs.
  • Ability to work overtime, weekend, and holidays on a scheduled, short-notice, or emergency basis.

Preferred qualifications

  • Specific licensure in a building-related trade.
  • Certification as a CFC Universal Technician from an US EPA-approved program.
  • Building Owners & Management Institute International's (BOMI) Systems Maintenance Technician (SMT)] or higher designation.
  • Experience processing service requests and/or preventive maintenance requests with a computerized maintenance management system.
  • General knowledge of safe work practices & OSHA regulations, OSHA 10 training.
