We are seeking an Associate, Development to join Brookfield Properties in Dallas, TX. In this role, you will play a key role in inspiring change and continual improvement. If you are committed to excellence and ready to contribute to a dynamic culture, we would love to meet you.

The position requires a high degree of energy, enthusiasm, real estate knowledge, and professionalism. The position will report to the Vice President, Development with a day-to-day interface with other team members. Experience in development, land entitlement, construction, tenant improvement, and overseeing capital expenditure improvements will be required of the position. This position will be responsible for sourcing, budgeting, permitting, overseeing improvements, and supporting every facet of the development cycle.

Role & Responsibilities:
  • Participate in the leasing process and analyze potential leases and the resulting financial impact on an investment

  • Build and maintain strong relationships, both internally and with architects, engineers and contractors in the region

  • Participate in leading teams of consultants and contractors to obtain the regional development and capital projects goals and objectives

  • Participate in management of cost and timeline of development projects, large tenant improvement projects, and important property improvement projects

  • Participate in site planning and delivery of best-in-class Real Estate products that align with investment objectives and Brookfield approved specifications

  • Participate in the due diligence investigation of new investment opportunities, including coordination with third parties

  • Lead in preparing exhibits for investment memorandums that communicate conclusions and risks to management

  • Participate in coordinating site entitlement and building due diligence including environmental site assessments, hydrology, boundary surveys, easements, geotechnical evaluations, platting, permitting, etc.

  • Assist as required in preparing physical due diligence reports, replacement cost budgets, and capital improvements budgets needed for pursuit of acquisition properties

  • Participate in preparation of preliminary development budgets (i.e., Proformas, Land Models, Development reports) for proposed land, building and tenant improvement cost for review with the Development team for evaluation

  • Establish, plan, and chair regularly scheduled project meetings to communicate the company's expectations and oversee the timely completion of milestones set forth in each of the contemplated developments

  • Manage internal tracking of all development financials including budgets, costs, and change orders

  • Assist in development financials/procurement including reviewing and approving invoices, developing RFP's, reviewing proposals and change orders, leveling proposal bids, and conducting proponent interviews

  • Manage design queries, consultant coordination and design & construction documentation

  • Collaborate with a team of development professionals and analysts based in the Dallas, TX Office, which covers the Central North America Region. In addition, this person will support asset management and building acquisitions in the Central Region

Your Qualifications:
  • 2-5 years of related experience, preferably work experience alongside a General Contractor and/or a Commercial Real Estate Developer

  • Bachelor's Degree in a related field required; major in Construction Sciences, Engineering or Architecture a plus

  • Proficient in MS Excel, MS Project, Project Management Software Programs and Bluebeam; AutoCAD/3D modeling a plus

  • Proven track record in design, engineering, and construction

  • Knowledge of and experience in the construction and/or development process

  • Leadership experience in team environments

  • Eagerness to work with and manage internal and external resources, consultants, and contractors

  • Proficient in oral and written communication coupled with the ability to craft and present detailed work product

  • Forward thinking, low ego needs coupled with high engagement

  • Promote a positive, "can-do" attitude with a real focus on efficiency and effectiveness

  • Highly collaborative by nature and be willing to roll up his/her sleeves to drive the business

  • Highly organized, patient, and strategic with an ability to defend their position in a well-reasoned, articulate fashion in a non-authoritative environment

  • The ability to set clear and challenging goals while committing to improved performance, tenacious and accountable in driving results

  • Comfortable with ambiguity and uncertainty; the ability to adapt nimbly and navigate complex situations
