Painter / Maintenance Technician
Position Summary
The Painter / Maintenance Technician is responsible for maintaining the appearance, safety, and functionality of resort facilities through painting, preventative maintenance, repairs, and general upkeep. This position ensures guest rooms, public areas, restaurants, event spaces, and exterior facilities are maintained to the highest standards while providing exceptional guest service.
Essential Duties and Responsibilities
Painting & Finishing
  • Prepare surfaces for painting by cleaning, sanding, patching, and repairing drywall.
  • Apply paint, stain, varnish, and other finishes to interior and exterior surfaces.
  • Match existing paint colors and finishes as needed.
  • Repair wall damage, touch up painted surfaces, and maintain resort aesthetics.
  • Maintain painting equipment, tools, and supplies.
  • Ensure projects are completed with minimal disruption to guests and operations.

General Maintenance
  • Perform preventative maintenance on resort buildings, guest rooms, and common areas.
  • Repair doors, windows, locks, furniture, fixtures, and cabinetry.
  • Perform minor plumbing repairs, including faucets, toilets, and drains.
  • Perform basic electrical repairs such as replacing outlets, switches, light fixtures, and bulbs.
  • Assist with HVAC filter changes and basic system maintenance.
  • Complete work orders promptly and efficiently.

Grounds & Facility Maintenance
  • Assist with maintaining pools, walkways, parking areas, and exterior structures.
  • Pressure wash buildings, sidewalks, and resort facilities as needed.
  • Identify and report safety hazards, maintenance concerns, and equipment issues.
  • Assist with storm preparation and post-storm recovery efforts.

Guest Service & Safety
  • Interact professionally with guests, owners, and team members.
  • Respond promptly to maintenance requests and emergency situations.
  • Follow all company and safety guidelines.
  • Maintain a clean, organized, and safe work environment.
  • Properly store and handle paints, chemicals, and maintenance supplies.

Qualifications
  • High school diploma or GED preferred.
  • Minimum 2 years of painting and general maintenance experience preferred.
  • Knowledge of painting techniques, drywall repair, and surface preparation.
  • Basic knowledge of plumbing, electrical, HVAC, and carpentry systems.
  • Ability to safely operate hand tools, power tools, ladders, and maintenance equipment.
  • Valid driver's license preferred.
  • Ability to work flexible schedules, including weekends, holidays, and emergency call-outs.

Physical Requirements
  • Ability to stand, walk, bend, climb ladders, and work at heights for extended periods.
  • Ability to lift and carry up to 50 pounds regularly.
  • Ability to work indoors and outdoors in varying weather conditions.
  • Ability to perform repetitive motions including painting, sanding, and equipment operation.
