Description

Under the guidance of the Facilities Maintenance Manager, the Facilities Technician supports the manufacturing plant and maintenance department by ensuring all plant assets-equipment, buildings, structures, and facility systems-are maintained safely, efficiently, and within budget targets. The role provides both short-term operational support and long-term reliability improvements, with hands-on work across grounds, service contracts, office equipment, HVAC, fire alarms, carpentry, capital projects, plumbing, and other facility systems. The position also supports safety initiatives, OSHA and regulatory compliance, emergency response (on-call), and contributes to managing facility maintenance budgets.

Essential Duties & Responsibilities

Preventive & Corrective Maintenance

  • Execute a complete preventive maintenance (PM) and repair program for facility equipment and systems to maximize uptime and ensure safe operations.
  • Perform troubleshooting and repairs on HVAC, compressed air system, electrical distribution and lighting, plumbing, ventilation, afire/life-safety systaaand building automation systems (BAS).
  • Ensure timely follow-up and resolution of emergency repairs; participate in the on-call rotation as required.

Facility Upkeep & Grounds

  • Perform general building maintenance, including carpentry, painting, patching, doors/locks, office fixtures, and minor structural repairs.
  • Maintain exterior grounds, including snow removal, landscaping, and general property care; coordinate vendors where applicable.
  • Support office and production space reconfigurations, including equipment movement and layout adjustments.

CMMS & Documentation

  • Use the CMMS to receive, plan, execute, and close work orders with accurate labor and parts documentation.
  • Maintain and update PM tasks, schedules, procedures, and asset history.

Safety, Compliance & Standards

  • Follow all safety procedures (e.g., LOTO, fall protection, electrical safety, hot work, confined space) and proactively identify hazards.
  • Support compliance with OSHA and applicable city, county, state, and federal regulations relating to building systems, environmental controls, and life safety.
  • Maintain inspection logs, regulatory documentation, and compliance records.

Vendor & Contractor Coordination / Service Contracts

  • Provide guidance and oversight to contractors performing facility maintenance, repairs, inspections, and project work.
  • Assist in coordinating service contracts (e.g., snow removal, grounds, HVAC, fire alarm/suppression, and other facility-related systems).
  • Verify work completion, proper documentation, and billing accuracy.

Problem Solving, Cost Control & Capital Support

  • Make cost-effective repair decisions (in-house, warranty, or vendor) to maintain reliability while managing expenses.
  • Identify opportunities for system improvements and support capital projects and facility upgrades.
  • Provide input on equipment replacements, upgrades, and long-term facility needs.

Security & Access

  • Maintain and support basic security systems, including doors, locks, badge readers, and hardware; coordinate specialty vendors when required.

Requirements

Required Qualifications

  • High School Diploma or GED.
  • 5+ years of experience in manufacturing or facilities maintenance.
  • Hands-on experience with CMMS, electrical, HVAC, carpentry, plumbing, and   and mechanical/architectural systems.
  • Experience with fire alarms, service contracts, and facility support systems.
  • Ability to manage multiple projects and priorities under time constraints.
  • Strong analytical and decision-making skills for repairs, upgrades, and budgeting.
  • Ability to walk, climb, and work throughout the facility in various conditions and heights.
  • Skilled in providing guidance to contractors during maintenance and project activities.
  • Ability to operate forklifts, scissor lifts, and articulating lifts

  Preferred Qualifications

  • Certification as a mechanic, professional engineer (PE), or certified facility manager (CFM) (preferred but not required).
  • Trade or vocational training in HVAC, electrical, plumbing, or building systems.
  • Familiarity with building automation systems (BAS), energy management practices, and reliability-centered maintenance.
  • Proficiency with Microsoft Office and maintenance documentation tools.

  Physical Demands & Work Environment

  • Frequent standing, walking, kneeling, climbing ladders, and lifting/pulling up to 50 lbs.

  • Must use required PPE and follow all safety rules.
  • Must use required rubber insulating gloves to guard against shock and arc flash when completing electrical work.
