Who We Are: 

Morningstar Properties is a vertically integrated real estate developer, owner, and operator specializing in self-storage, marinas, and multi-family communities.

Foster Flats is our newly developed high-rise community in the South End neighborhood of Charlotte, offering private rooms and full apartments with premium amenities, including community lounges on every floor, a coffee bar, co-working space, gym, and an outdoor patio with skyline views.

Position Overview:

We are seeking a high-energy, driven Senior Property Manager to lead operations at this lease-up community. This role is responsible for optimizing occupancy, revenue, and overall property performance while delivering an exceptional resident experience.

This position requires an owner-operator mindset, with a focus on lease-up strategy, financial performance, team leadership, and creative marketing execution.

Key Responsibilities:
  • Lead all lease-up efforts, including pricing strategy, marketing initiatives, and community partnerships
  • Own and manage P&L, maximizing revenue and NOI while adhering to budget
  • Develop and execute strategies to drive occupancy and performance
  • Prepare and present operating reports and performance insights to leadership and ownership
  • Recruit, train, coach, and manage Leasing and Maintenance team members
  • Build relationships with local businesses and establish preferred employer partnerships
  • Partner with Marketing to execute campaigns and creative initiatives
  • Maintain high property standards through daily walkthroughs and operational oversight
  • Manage resident experience, renewals, and vendor relationships
  • Provide variance commentary on financial performance
  • 5+ years of property management or related experience
  • Bachelor’s degree in Real Estate, Business Administration, or related field preferred
  • Multi-family lease-up and marketing experience strongly preferred
  • Strong business acumen and financial management skills
  • Excellent communication, negotiation, and interpersonal skills
  • Experience with property management software (Entrata preferred)
  • Proficiency in Microsoft Office 365
