Morgan Properties is seeking an experienced, hands-on Service Manager to lead maintenance operations at our Wood Acres (178 units) and Longview (90 units)apartment communities. What You'll Be Doing:
As a Service Manager, you will:
  • Lead and oversee daily maintenance operations across both communities.
  • Develop and execute production schedules, preventive maintenance programs, and capital improvement projects.
  • Supervise, coach, and mentor a team of Maintenance Technicians while promoting accountability and professional growth.
  • Troubleshoot and resolve complex maintenance issues involving HVAC systems, plumbing, appliances, carpentry, electrical, and general building systems.
  • Provide hands-on support with service requests and apartment turns when needed.
  • Ensure timely completion of work orders while maintaining exceptional resident satisfaction.
  • Coordinate vendors and contractors to ensure quality workmanship and timely project completion.
  • Manage inventory, maintenance materials, tools, and equipment.
  • Conduct regular inspections of buildings, grounds, common areas, and vacant apartments to maintain company standards.
  • Partner closely with the office team to deliver outstanding resident experience.
  • Participate in a rotating on-call schedule and respond to emergency situations, including weather-related events such as snow removal.
  • Foster a culture of safety, continuous improvement, respect, and outstanding customer service.

Compensation & Outstanding Benefits:
  • Excellent Pay: $36.00 - $38.00 per hour
  • $1,000 Sign-On Bonus

Schedule:
  • Monday - Friday: 8:00 AM - 4:30 PM

What We're Looking For:
  • 2+ years of maintenance leadership or management experience
  • 4+ years of multifamily maintenance experience or comparable technical experience
  • Strong expertise in HVAC, plumbing, carpentry, appliances, electrical, and general maintenance
  • HVAC Certification required; boiler experience preferred
  • Proven ability to lead teams, prioritize workloads, and drive operational excellence
  • Experience managing preventive maintenance programs, work orders, inventory, and vendor relationships
  • Strong communication, organization, and problem-solving skills
  • Passion for delivering exceptional customer service and developing high-performing teams
  • Comfortable using smartphones, maintenance applications, Microsoft Teams, email, and other technology
  • Valid driver's license with reliable transportation
  • Positive attitude with a "Whatever It Takes" approach to supporting your team and residents
