GROUNDSKEEPER JOB DESCRIPTION
BASIC PURPOSE:
• Responsible for ensuring the upkeep of the community grounds and maintaining excellent curb appeal.
• Assist the maintenance team with minor tasks when needed.
• Work as a team participant to ensure the community meets the quality customer service standards set by Woodward Management Partners and the Service Director.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
• Represent Woodward Management Partners in a professional manner at all times. Maintain a professional, courteous attitude when dealing with residents, vendors, subordinates, employees and general public.
• Comply with Federal Fair Housing laws and American with Disabilities Act as well as city, county and state rules and regulations.
• Be aware of and operate within OSHA (Occupational Safety & Health Act) standards and company safety policies at all times.
• Communicate with Service Director regarding any issues that adversely impact property operations and ultimate financial success.
• Blow leaves from sidewalks, driveways, parking lots or other common areas.
• Pick up exterior & interior litter, empties and sanitizes trash containers and dog waste stations.
• Assist with maintaining sidewalks during inclement weather.
• Replace exterior/interior light bulbs and globes.
• Assist with washing windows and common area doorways.
• Install and maintains fences and gates.
• Assist with maintaining pool and pool area.
• Deliver resident letters and maintain confidentiality on any sensitive subject matter.
• Perform other duties as assigned by the Service Director.
POSITION REQUIREMENTS:
• Must have valid driver's license, dependable transportation and be able to accommodate a rotating on-call schedule
• Must be able to lift up to 50 lbs and exert 50 lbs of force.
• Must be able to endure walking, squatting, bending, balancing, climbing, kneeling, crawling and prolonged standing.
• Must be able to use hands to grip power and hand tools.
• Weekends may be required.
