Are you an experienced property management professional looking for an opportunity to grow your career with a respected and growing organization? We are seeking a dedicated, detail-oriented, proactive, and customer-focused Residential Property Manager to oversee a portfolio of residential rental properties and serve as a trusted resource for property owners and tenants.
The ideal candidate is highly organized, proactive, and capable of managing multiple priorities in a fast-paced environment. This role requires strong communication skills, sound judgment, and a commitment to providing exceptional service while protecting clients' investments.
Please note: This position manages a portfolio of residential rental homes and properties. This is not an apartment community, apartment complex, or HOA/association management position. Candidates with experience managing single-family homes, townhomes, condominiums, and scattered-site residential rental portfolios are encouraged to apply.
Responsibilities
• Conduct property inspections, including move-in, move-out, periodic, main, and routine inspections.
• Prepare and process security deposit dispositions in accordance with lease agreements and applicable state and local regulations.
• Install sentrilock/lockboxes and ensure properties are market-ready.
• Maintain compliance with all applicable federal, state, and local housing laws and regulations.
• Respond promptly and professionally to tenant and property owner inquiries.
• Serve as the primary point of contact for tenants throughout their tenancy.
• Coordinate and oversee routine, preventative, and emergency maintenance requests.
• Monitor property condition and identify maintenance or operational issues before they become larger problems.
• Maintain accurate property records, inspection reports, work orders, and tenant information in company software systems.
• Support the Maintenance Manager and assist with scheduling and coordination during absences. Work closely with vendors and contractors to ensure timely and cost-effective completion of repairs.
• Perform additional duties and special projects as assigned.
Qualifications
• Previous experience managing residential rental properties preferred.
• Working knowledge of the Virginia Residential Landlord and Tenant Act (VRLTA) and its application to residential property management operations.
• Working knowledge of Propertyware, Zinspector, and Property Meld, including property records management, inspections, maintenance coordination, and resident communications.
• Strong organizational and time-management skills with the ability to effectively prioritize multiple tasks.
• Excellent written, verbal, and interpersonal communication skills.
• Self-motivated professional who works well independently and as part of a collaborative team.
• Proficiency with property management software and standard business applications preferred.
• Working knowledge of residential property maintenance and repair processes.
