Job description

We are seeking a reliable, organized, and customer-focused manager to oversee the daily operations of a self-storage facility. Both full-time and part-time opportunities may be available depending on operational needs. This role is responsible for delivering excellent customer service, supporting leasing activity, managing tenant accounts, coordinating maintenance and vendors, and ensuring the property remains clean, secure, and well maintained.

The ideal candidate is professional, dependable, and able to balance sales, customer service, administrative responsibilities, and operational oversight in a fast-paced self-storage environment.

Key Responsibilities:

Customer Service & Sales

  • Serve as the primary point of contact for tenants and prospective customers by phone, email, and in person.
  • Show available units and explain pricing, rental terms, policies, and available products or services.
  • Assist customers throughout the leasing process while providing a positive and professional experience.
  • Address tenant questions, concerns, and service issues promptly and effectively.

Tenant Account Management & Collections

  • Manage tenant accounts using SiteLink or similar self-storage management software.
  • Collect rent payments, process transactions, and handle merchandise sales in accordance with company procedures.
  • Monitor delinquent accounts and follow established procedures for late notices, lock checks, collection efforts, and auction preparation when necessary.
  • Communicate with delinquent tenants to resolve outstanding balances and encourage timely payment.

Operations & Facility Oversight

  • Oversee day-to-day facility operations to ensure the property remains clean, secure, organized, and fully functional.
  • Complete opening and closing duties in accordance with company procedures.
  • Coordinate maintenance workflows and prioritize service requests based on urgency and operational needs.
  • Direct maintenance staff and outside vendors to ensure timely completion of repairs and upkeep.

Vendor & Team Coordination

  • Communicate clearly with managers, team members, and internal departments regarding operational updates and property needs.
  • Coordinate contractors, service providers, and repair vendors as needed.
  • Monitor quality of work performed by maintenance staff and vendors to ensure company standards are met.

Administrative Support & Reporting

  • Maintain accurate records of tenant accounts, maintenance requests, work orders, incidents, and vendor activity.
  • Generate and review reports related to occupancy, delinquency, and property operations.
  • Track operational expenses, supplies, and inventory as needed.
  • Review and document purchases and expenses in compliance with company policies.

Safety & Compliance

  • Help maintain a safe environment for tenants, staff, and vendors.
  • Coordinate emergency service calls or urgent maintenance responses when required.
  • Ensure operations are carried out in accordance with company policies and applicable safety standards.

Qualifications

  • Previous experience in self-storage, property management, retail operations, or customer service preferred.
  • Experience with SiteLink or similar property management software preferred.
  • Strong communication, customer service, and organizational skills.
  • Comfortable using computers, email, and basic office software.
  • Able to manage multiple priorities and work independently while supporting team operations.
  • Professional, dependable, and punctual.

Requirements

  • Ability to stand or walk for extended periods.
  • Ability to lift up to 35 lbs.
  • Must be 21 years of age to receive alcohol deliveries when applicable.
  • Weekend availability may be required based on business needs.
