Job description

Bearing Point Properties is hiring a Senior Project Manager to support large-scale, ground-up multifamily developments within our Southeast Region. This role is based in our Baton Rouge Headquarters and partners directly with Lead Superintendents and field teams.

Our projects are $40M+ ground-up multifamily communities (250+ units), primarily wood-frame. As a vertically integrated owner-operator, we control development, construction, and property management, giving our teams visibility into the full lifecycle of what we build.

The Role as a Project Manager at Bearing Point

Project Managers typically support 2 active projects at a time and no more than 3, depending on phase and complexity. We believe strong results come from focus, visibility in the field, and disciplined execution.

Each project has one dedicated Lead Superintendent focused on day-to-day field execution. The Project Manager supports that effort by owning financial oversight, subcontractor coordination, schedule management, and cross-functional alignment.

Travel Requirements

This role is Baton Rouge-Based with consistent travel to active project sites throughout the Southeast (typically 2-3 days per week depending on project phase).

This is not a desk-only role. Our Project Managers are hands‑on leaders who travel regularly to active jobsites to support execution in the field. You will work alongside Lead Superintendents to drive schedule, budget, quality, and accountability from early site work through completion.

Responsibilities
  • Maintain and monitor master project schedules in partnership with the Lead Superintendent and onsite teams
  • Identify risks early and remove roadblocks before they impact progress
  • Support field execution from early site work through turnover
Financial Oversight
  • Manage project budgets, buyouts, RFIs, and change orders
  • Review subcontractor scope coverage and negotiate reasonable costs with management
  • Track financial performance and maintain cost controls across assigned projects
Field Partnership
  • Travel to active jobsites to support and align field leadership
  • Partner with Superintendents and Assistant Superintendents to maintain accountability and momentum
  • Mentor developing field leaders and reinforcing standards
Coordination & Documentation
  • Manage RFIs and submittals through Procore
  • Interface with architects, engineers, inspectors, development, management, and internal teams
  • Ensure subcontractor insurance compliance and contract alignment
Quality & Safety
  • Support quality control standards across field teams
  • Reinforce safety expectations and OSHA compliance
Experience We're Looking For
  • 5+ years managing ground-up multifamily or commercial construction projects
  • Experience supporting field superintendents on large-scale projects (preferably $20M+)
  • Wood-frame multifamily experience strongly preferred
  • Strong financial acumen with experience managing budgets and change orders
  • Proficiency in Procore and Microsoft-based systems
  • Clear communicator with sound judgment and strong follow-through
  • Bachelor’s degree in construction management or related field preferred
