Job Description Summary

A Cushman & Wakefield multi-market team is seeking a self-motivated, detail-oriented, and process-driven professional to join our team. This position offers the opportunity to work with a high-performing team of real estate professionals supporting and advising global companies. Responsibilities include the day-to-day transaction management of a portfolio of properties on behalf of one or more national and/or global clients, market optimization planning, monitoring internal/external workflows to ensure consistent quality of service and work product, and financial analysis for the team and clients.

  • Assist with the implementation of portfolio plans that align with clients' real estate goals and objectives. Monitor critical lease dates and proactively provide updates to the broker team.
  • Collaborate with C&W and non-C&W brokerage professionals to ensure effective negotiations of business terms for a wide variety of transactions, including lease, sale, sublease, and purchase transactions. Coordinate client deliverables with in-state and out-of-state broker teams. Ensure final deliverables are aligned with broker team expectations.
  • Analyze lease documents, building and market information, and assumptions to create occupancy cost analyses for clients.
  • Create comprehensive lease abstracts.
  • Utilize various platforms to monitor large client portfolios.
  • Manage the flow of key documentation and client communications. Create and interpret financial analyses for Industrial and Office tenant representation transactions (cash flow analysis, sublease analysis, lease vs. buy, etc.).
  • Create a summary of proposals and interpret key deal points that have a financial impact for the client over the life of a deal.
  • Oversee revenue tracking of all transactions. Report on day-to-day activities of the broker team on behalf of the client.
  • Maintain a database of transaction activity.
  • Ensure accuracy of all transaction reports.
  • Present transaction activity to clients.
  • Lead and/or facilitate client meetings.
  • Provide suggestions for process and technical improvements relating to the transaction process.

Process Management

  • Assist with the development of standard forms and procedures.
  • Implement standardized processes/playbooks that create maximum efficiencies and add value.
  • Assist in measuring transactional performance.
  • Ensure that all client and broker engagement documentation is executed.

Transaction Management

  • Coordinate the field broker selection process.
  • Assist with determining client needs and communicating project parameters.
  • Coordinate the negotiation and management of transactions.
  • Coordinate legal review of all client leased/owned documents.
  • Ensure accuracy of financial data and reporting.
  • Resolve landlord/tenant disputes.
  • Coordinate client site visits/market tours.
  • Ensure all state real estate regulatory standards are met.
  • Assist in the management of client rebate accounts.

Strategic Planning

  • Assist in the development of strategic real estate plans.
  • Identify occupancy cost opportunities.
  • Ensure implementation of agreed-upon strategies.
  • Produce and/or support business case development.
  • Execute strategies by developing action plans.
  • Perform other related duties as required or requested.

Additional Eligibility Qualifications

  • Must obtain and hold a state real estate salesperson license in the state of Illinois.
  • In-office presence required five (5) days per week.
  • Minimum of 4 years of real estate experience in transaction management or corporate real estate - tenant representation.
  • Ability to read and understand commercial real estate transaction documents, such as leases, purchase & sale agreements, sublease agreements, SNDAs, estoppels, assignment agreements, etc.

The company will not pay less than minimum wage for this role.
