What You'll Do
As a Maintenance Technician, you'll play an important role in keeping River Sands operating at its best. You'll work across the resort to:
  • Perform routine, preventative, and general maintenance repairs
  • Maintain resort grounds, landscaping, buildings, facilities, and common areas
  • Inspect rental homes, guest accommodations, and RV sites before and after guest stays
  • Maintain resort amenities, including pools, restrooms, laundry facilities, sports courts, playgrounds, and recreational areas
  • Respond to maintenance requests and work orders in a timely manner
  • Operate and maintain maintenance vehicles, tools, landscaping equipment, and machinery
  • Help maintain the resort's cleanliness, appearance, curb appeal, and overall guest-ready condition
  • Assist with site setups, guest arrivals, departures, special projects, and other operational needs
  • Provide friendly, professional service when interacting with guests and residents

A Day in the Life
No two days are the same in resort maintenance-and that's part of the fun!
Your day might start with preparing a rental cabin for an upcoming guest arrival, followed by repairing a maintenance issue at an RV site. You could spend part of the day mowing and trimming common areas, checking pool chemistry, inspecting resort amenities, or repairing a piece of equipment. You may also help set up a site for an arriving guest, respond to a work order, or lend a hand to another department with a special project.
Throughout the day, you'll have opportunities to interact with guests and residents, solve problems, work outdoors, and see the direct impact of your work on the resort. At the end of the day, you'll know you helped keep River Sands safe, beautiful, and ready for guests to enjoy.
Essential Duties & Responsibilities
Resort Maintenance & Repairs
  • Perform routine and preventative maintenance and minor repairs throughout the resort, including rental homes, guest accommodations, facilities, infrastructure, and common areas.
  • Respond promptly to maintenance requests and work orders to support a safe, functional, and enjoyable guest experience.
  • Complete pre-arrival and post-departure inspections of rental homes and resort sites, documenting condition and identifying maintenance needs or damage.
  • Conduct regular inspections of resort facilities, equipment, and grounds to proactively identify and address maintenance concerns.

Grounds & Landscaping
  • Maintain the overall appearance and curb appeal of the resort in accordance with company standards.
  • Perform lawn and landscape maintenance, including mowing, weed trimming, edging, raking, planting, mulching, and trimming trees, hedges, and shrubbery.
  • Perform weed control through the safe application of approved herbicides and landscaping treatments.
  • Remove fallen branches, storm debris, and other hazards as needed.

Resort Cleanliness & Appearance
  • Keep common areas, streets, sidewalks, and public spaces clean, orderly, and free of litter, debris, and safety hazards.
  • Empty trash receptacles, including common areas, pet stations, and dog parks, as needed.
  • Help maintain a clean, welcoming, and professional appearance throughout the property.

Amenities & Recreational Facilities
  • Clean and maintain clubhouses, offices, restrooms, bathhouses, laundry facilities, maintenance areas, pools, sports courts, playgrounds, and other recreational facilities.
  • Inspect guest amenities to ensure they are safe, operational, clean, and guest-ready.
  • Perform minor repairs and coordinate larger repairs as needed.

Pool Operations
• Monitor and maintain resort pools and spas in accordance with company standards and applicable regulations.
  • Test and record chemical levels, adjust water chemistry as needed, and maintain clean and safe pool areas.

Equipment & Vehicle Maintenance
  • Operate, inspect, and maintain resort vehicles, maintenance tools, landscaping equipment, and machinery.
  • Report equipment malfunctions and assist with preventative maintenance and repairs.
  • Safely transport supplies, materials, and equipment throughout the resort.

Safety & Compliance
  • Follow all company safety policies, procedures, and operational guidelines.
  • Regularly inspect streets, sidewalks, and public access areas for hazards, rocks, debris, and unsafe conditions.
  • Use appropriate PPE and safe operating procedures when handling chemicals, equipment, vehicles, and tools.
  • Assist with emergency response, storm preparation, and recovery efforts as needed.
