POSITION SUMMARY

Your day starts at the intersection of two distinct worlds — resort accounting and short-term rental finance — and no two mornings look quite the same. You might begin reconciling revenue across rooms, food & beverage, and amenities for the resort, then pivot to matching OTA payouts from Airbnb and VRBO against net proceeds for individual STR properties. Hospitality experience isn't just a nice-to-have here; it's what lets you move fluidly between these worlds, understanding the nuances of Marriott Bonvoy brand reporting one moment and Florida tourist development tax compliance the next. Midday often brings the details that keep owners confident in their investment: preparing accurate monthly owner statements, fielding a distribution question, or tracking maintenance reserves at the property level. You collaborate closely with Operations and Property Management to make sure every dollar is captured before statements close, and you mentor your remote accounting team along the way, sharing the institutional knowledge that only comes from working hospitality's unique rhythms. In the afternoon, you turn your attention to the bigger picture — supporting budgets, reviewing variances with actionable commentary for resort leadership, and looking for ways AI and automation can take manual reconciliation work off your plate so your team can focus on analysis instead of data entry. By day's end, you've balanced precision with big-picture thinking, and you understand that in hospitality finance, getting the numbers right isn't just about accuracy — it's about the trust property owners and department leaders place in you every single month.


General Accounting

• Prepare and review monthly, quarterly, and annual financial statements in accordance with GAAP

• Manage the general ledger, including journal entries, account reconciliations, and month-end close processes

• Reconcile bank statements, credit card transactions, and revenue accounts across resort and STR portfolios

• Support internal and external audits by preparing schedules and documentation

• Implement and maintain internal controls to safeguard company and owner assets

• Mentor and provide guidance to junior accounting staff (overseas remote staff)


Resort Accounting (Hotel)

• Oversee accounts payable and receivable functions for resort operations, ensuring timely and accurate processing

• Manage revenue accounting across all resort revenue streams including rooms, food & beverage, amenities, and events

• Assist in the preparation of annual budgets and monthly variance analysis with actionable commentary for resort management

• Collaborate with department heads (Operations, F&B, Sales) to analyze cost centers and support financial planning

• Assist with Marriott Bonvoy program financial reporting and brand-affiliated accounting requirements

Short-Term Rental (STR) Accounting

• Maintain accurate books for Villatel's short-term rental portfolio, including revenue recognition across multiple booking channels (Airbnb, Vrbo, direct booking, etc.)

• Reconcile OTA (online travel agency) payouts, platform fees, and net proceeds for each property

• Track and account for owner-funded expenses, maintenance reserves, and management fees at the property level

• Monitor occupancy revenue, cleaning fees, and ancillary income streams specific to the STR model

• Ensure compliance with Florida short-term rental tax obligations, including county tourist development taxes and state sales tax remittance

Owner Statement Management

• Manage the full monthly owner statement cycle, ensuring all statements are accurate, complete, and published to owners on time each month

• Coordinate with Operations and Property Management teams to ensure all income, expenses, and adjustments are captured prior to statement close

• Serve as the primary point of contact for owner accounting inquiries and statement disputes

• Prepare and distribute year-end owner statements summarizing annual rental income, expenses, and net proceeds for each property owner

• Manage annual 1099 reporting for all property owners in compliance with IRS requirements and applicable deadlines

• Maintain organized records of owner distributions, tax documentation, and correspondence

AI & Workflow Automation

• Partner with Finance leadership and operations teams to identify and implement AI-powered tools to automate accounting workflows, including invoice processing, reconciliations, owner statement generation, and reporting

• Leverage AI platforms and accounting automation software to reduce manual effort, improve accuracy, and accelerate close timelines

• Stay current on emerging AI and fintech solutions relevant to hospitality and STR accounting

• Document and train staff on new automated processes as they are adop


QUALIFICATIONS

Bachelor's degree in Accounting, Finance, or a related field required.

• Minimum 3–5 years of accounting experience, with at least 2 years in hospitality, hotel, or short-term rental finance strongly preferred

• Experience with owner statement management and 1099 preparation for vacation rental or property management companies is highly desirable

• Proficiency in accounting and property management software (e.g., Track, Opera, NetSuite, Breeway, Hopr, or similar platforms) and Microsoft Excel

• Familiarity with OTA reconciliation (Airbnb, Vrbo, Booking.com) and multi-channel revenue accounting

• Experience with or strong interest in AI tools and accounting automation (e.g., Claude, or similar)

• Solid understanding of GAAP, Florida sales tax, and tourist development tax compliance

• Experience with Marriott systems or brand-affiliated properties is a plus

• Strong analytical skills with a high degree of accuracy and attention to detail

• Ability to manage multiple priorities and meet tight deadlines in a high-volume, seasonal environment

• Excellent communication skills with the ability to interface professionally with property owners and department heads
