First American will always strive to be a great place to work, for all.What We DoThe Default Loan Servicing Specialist - FHA Post Sale is responsible for managing all post foreclosure FHA activities, including FHA Conveyance, CWCOT / 2nd Chance, Title Curative, Eviction Monitoring, and all associated post sale compliance functions. This role ensures timely, accurate execution of HUD and investor requirements while collaborating with internal teams, vendors, and external partners to move assets efficiently through post sale disposition workflows.

WHAT YOU'LL DO

FHA Conveyance & PostSale Management
  • Manage all FHA postsale activities including conveyance eligibility review, monitoring conveyance deadlines, and confirming clear, marketable title prior to HUD transfer.
  • Follow departmental policies and remain compliant with pending regulatory and state-level changes impacting conveyance and CWCOT processes.
  • Diligently follow up on outstanding title, document, and compliance items with internal partners, attorneys, and external vendors.
CWCOT / 2nd Chance Program Administration
  • Determine loan eligibility for CWCOT / 2nd Chance program
  • Upload, maintain, and process CWCOT auction templates, confirm auction cycles, and complete postauction tasks.
  • Coordinate with Auction.com and other thirdparty platforms for contracts, deeds, funds, HUD documentation, and related CWCOT workflows.
Title Curative
  • Review foreclosure deeds, special warranty deeds, Power of Attorney language, legal descriptions, vesting, and seller information for accuracy.
  • Manage title discrepancies and collaborate with attorneys and vendors to obtain marketable title required for HUD conveyance.
Eviction Monitoring
  • Track eviction status for postsale FHA assets, including coordinating with attorneys and property preservation teams to ensure compliance with HUD timelines.
  • Identify risks or delays and escalate appropriately for resolution.
  • Monitor eviction and auction dependencies, ensuring accurate updates in MSP and related systems.
Systems & Documentation
  • Use servicing platforms including MSP, LoanSphere, Yardi (P260), FHA Connection, and internal SharePoint libraries.
  • Maintain accurate, timely documentation across all postsale systems, templates, vendor portals, and internal audit logs.
CrossFunctional Collaboration
  • Communicate asset status, risks, trends, and escalations across Asset Management, Property Preservation, Default Litigation, and external vendors.
  • Assist with audits, QC reviews, and process improvements as needed.

WHAT YOU'LL BRING

Knowledge and Skills/Technology Used

  • Experience: At least 2-3 years in property preservation, asset management, or a related field.
  • Knowledge: Strong understanding of local, state, and federal regulations, investor/insurer guidelines, and industry standards for property preservation.
  • Technical Skills: Proficiency with property management software (e.g., MSP, LoanSphere, Yardi, FHA Connection), Microsoft Office, and digital documentation tools.
  • Vendor/Contractor Management: Experience working with vendors and contractors in a property preservation setting.
  • Communication: Excellent oral and written communication skills, including the ability to coach, motivate, and collaborate with teams.
  • Organizational Skills: Strong attention to detail, ability to multitask, prioritize, and work independently under pressure to meet deadlines.
