About Us
Gray Capital is a vertically integrated multifamily real estate investment firm based in Indianapolis. With over $1 billion in assets under management and a portfolio across Indiana, Michigan, and Ohio, we acquire, operate, and optimize institutional-quality multifamily assets. Gray Residential is our property management platform - 2500+ units, running alongside the investment business.
We're not a traditional marketing department or real estate firm. We've built automation infrastructure, run our own podcast and newsletter (The Gray Report), and use AI-powered tools across our marketing stack. This role plugs into that machine and runs it.
The Role
This is a hands-on Marketing Manager position - roughly 85% Gray Residential, 15% Gray Capital. You're not here to build a brand from scratch or manage a large team. You're here to run a marketing function that's already in motion: keep paid campaigns performing, ILS listings sharp, HubSpot clean, content moving, and the Gray Report supported.
We have content creators. We have automation. We need someone who knows what good looks like, can spot when something's off, and has the instincts to fix it or make the right call.
You'll report to Tiffany Brewer (Gray Residential) day-to-day, and to Blake Pieroni for Gray Capital work.
What You'll Own
Paid Media & Performance Marketing
Set up, monitor, and optimize Meta and Google Ads campaigns - apartment leasing, brand, and Gray Report promotion. You're reading the data, adjusting campaigns, and knowing when something needs a bigger fix. Cost-per-lead, conversion rates, and overall campaign health are yours.
ILS Listings
Audit listings across the portfolio on Apartments.com, Zillow, and others. Availability and pricing flow automatically - your job is presentation. Are the photos strong? Is the copy accurate? Does this listing make someone want to tour? Coordinate with property teams when something needs to change.
HubSpot
Own HubSpot as the marketing system of record - contact lists, workflows, email sequences, segmentation, and reporting. We need someone who has built this, not just used it. This one is non-negotiable.
Website
Monitor performance: traffic, lead form conversions, where people drop off. You're not building pages, but you need to know what the numbers mean and when to flag something to the dev team. SEO oversight is part of this - much of it runs through our automation stack, your job is strategy and monitoring.
Gray Capital Support (10-15%)
Assist the investment team with investor-facing materials - formatting and production of decks, deal summaries, and quarterly updates. Brand stewardship across Gray Capital touchpoints, with a real seat at the table when positioning decisions get made.
Capital Markets Collateral
Support the IR team with polished marketing materials for capital raise efforts. You're taking their content and making it clean, credible, and presentation-ready - design direction, formatting, working with freelancers or generative AI tools to get it done.
The Gray Report
The Gray Report is our weekly podcast and newsletter - a real brand asset. You're not producing the content, but you're making sure it gets produced: managing the content calendar, coordinating with our video team on clip formats and distribution, running ads, tracking performance, assisting with guest booking, and contributing to editorial strategy.
Social Media
Own the content calendar. Coordinate distribution of produced content across platforms. Monitor engagement and flag what's working.
Design
Comfortable working in Canva, directing freelancers, and using generative AI tools for visual assets. You don't need to be a designer, but you need taste and the ability to produce something clean when the moment calls for it.
What We're Looking For
  • 4-6 years of marketing experience, with meaningful time in performance marketing (paid social, paid search)
  • HubSpot proficiency - workflows, contact lists, sequences, attribution reporting. "I've used it" isn't enough
  • Hands-on Meta Ads Manager and Google Ads experience - actual campaign management, not just awareness
  • Technically literate: you work in dashboards, pick up new tools fast, and are genuinely curious about how systems work. We use AI-powered marketing tools and expect this person to embrace them
  • Current on what's actually working - platform shifts, what the algorithm rewards this quarter, where organic is moving
  • Real estate experience is a plus, not a requirement - but you need to learn this business fast and find it interesting
  • Self-directed. You'll have support, but this role doesn't come with close supervision

Nice to Have
  • Apartment or multifamily marketing experience
  • Familiarity with ILS platforms (Apartments.com, Zillow, etc.)
  • Podcast or newsletter brand marketing experience
  • Hands-on work with marketing automation or AI-assisted tools
