Role Summary
The Onsite General Manager serves as the chief operating officer of the Del Webb Sweetgrass Community Association and is responsible for overall leadership, administration, financial management, governance support, and operational performance of the Association.
Responsibilities
Board Governance and Leadership
  • Serve as the primary professional advisor to the Board of Directors
  • Coordinate implementation of Board-approved policies and strategic initiatives
  • Facilitate annual planning sessions and long-range strategic planning
  • Attend Board, committee, annual membership, and special meetings
  • Support Board orientation and continuing education
  • Aide and support the board, committees and association general counsel in meeting or exceeding the timelines

Financial Management and Fiduciary Oversight
  • Lead development and administration of annual operating, reserve, cash flow, and capital budgets
  • Monitor financial performance and provide variance analyses
  • Coordinate audits, tax filings, and reserve studies
  • Protect and safeguard Association funds and assets

Community Operations and Resident Experience
  • Direct and oversee all Association operations
  • Monitor resident satisfaction and operational effectiveness
  • Promote resident engagement and community programs
  • Ensure all Association communications are accurate and timely
  • Ensure high visibility of the management team and prioritize building relationships with residents
  • Establish and maintain a friendly, service-oriented staff culture of empowerment

Human Resources and Staff Leadership
  • Recruit, hire, train, coach, develop, and evaluate staff to ensure impeccable task execution
  • Provide leadership to department managers and supervisors
  • Ensure compliance with personnel policies and workplace safety requirements

Facilities, Maintenance, and Capital Projects
  • Oversee operation and maintenance of Association facilities and common areas
  • Develop preventive maintenance programs
  • Oversee capital improvement projects
  • Coordinate emergency preparedness and insurance claim activities
  • Utilization of personal vehicle and maintenance cart for work transportation

Vendor and Contract Management
  • Develop bid specifications and solicit proposals
  • Evaluate contractor qualifications and insurance
  • Monitor vendor performance and contractual compliance

Covenant Enforcement and Architectural Review
  • Oversee covenant enforcement activities
  • Oversee Architectural Review Committee processes
  • Ensure compliance activities are administered fairly and consistently

Risk Management and Compliance
  • Develop and administer risk management programs
  • Ensure compliance with governing documents and applicable laws
  • Maintain emergency response and business continuity procedure

  • Bachelor's degree or equivalent experience
  • Minimum five years of progressively responsible onsite HOA management experience
  • Minimum two years of supervisory experience
  • SIRS project management experience
  • Florida LCAM required
    • CMCA®, AMS®, or PCAM® credentials
  • Valid Driver's License and clean driving record required
  • Maintain strict confidentiality regarding executive session discussions, personnel matters, legal matters, contract negotiations, homeowner information, and sensitive Association records
  • Bilingual (Spanish/English) preferred

Physical Requirements
  • Ability to sit for prolonged periods at a desk and work on a computer.
  • Ability to occasionally stand, walk, bend, or reach as needed.
  • Ability to occasionally ascends/descends a ladder or stairs.
  • Ability to lift or move objects up to 10-20 pounds (e.g., files, office supplies).
  • Manual dexterity to operate a computer keyboard, mouse, telephone, and other office equipment.
  • Visual acuity to read printed materials, spreadsheets, and computer screens.
  • Hearing and speech ability to communicate effectively in person, by phone, and in virtual meetings.
  • Ability to work in a standard office environment with moderate noise levels.
  • Works in outdoor weather conditions while onsite at various communities.
  • Ability to work a standard schedule, with occasional extended hours as required.
