SDK Apartments is seeking an Associate Director of Leasing and Marketing to lead portfolio-wide occupancy, revenue growth, brand visibility, and reputation management initiatives. This role will partner closely with senior leadership to develop and execute strategic leasing and marketing programs, optimize leasing performance, and support resident retention objectives.

This position is based in Ridgewood, NJ with regular travel throughout the portfolio.

About the Position

As the Associate Director of Leasing & Marketing, you will:

Foster a safe and welcoming environment for team members and the broader community and reinforce positive behaviors by setting clear expectations and modeling SDK values.

Develop and implement leasing strategies and marketing plans to achieve occupancy and revenue goals across the portfolio.

Monitor leasing activity, traffic, conversion, and renewal performance across the portfolio and mentor leasing teams to achieve desired outcomes.

Develop, monitor and report on leasing metrics including but not limited to occupancy, lease renewals, resident retention, marketing ROI, conversions and lead source effectiveness.

Analyze leasing and marketing performance and identify opportunities for improvement.

Ensure leasing processes, prospect follow-up, and lead management standards are consistently executed.

Manage digital advertising campaigns, social media strategies, listing services, and online reputation management.

Ensure brand standards are consistently maintained across all communities.

Conduct regular market surveys and pricing reviews; recommend new rent and renewal rates.

Partner with Regional Managers and Property Managers to address occupancy challenges and accelerate leasing performance.

Conduct regular property visits and leasing audits.

Ensure compliance with all Fair Housing and applicable laws, regulations and company policies.

Maintain knowledge of industry trends, leasing technologies, and marketing best practices.

Hire, train, develop and mentor leasing team members. This includes but is not limited to finding exceptional talent, offering relevant feedback, setting realistic goals and supporting the growth of the team.

Performs other related duties proactively.

About Your Professional Background & Skills

4-year undergraduate degree in marketing, communications, business or related field.

Must possess at least seven (7) years of progressively responsible multifamily leasing experience in a property management environment.

A minimum of three (3) years of direct team and portfolio management experience.

Proven track record of leading high-performing leasing teams, driving occupancy growth, and delivering exceptional resident retention and satisfaction through strong leadership, talent development, and operational excellence.

Experience managing portfolio wide and property-specific marketing campaigns and online reputation platforms.

Thorough knowledge of industry best practices and laws and regulations such as Landlord/Tenant laws, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, etc.

Exceptional judgment, interpersonal, problem solving and analytical skills.

Exceptional written and verbal communication skills; adept in communicating with senior management and residents.

Proficiency in MS Office Suite. Real Page knowledge is strongly preferred.

Possess a valid driver license to travel for business.

Must be able to work with any employer in the US without any restrictions whatsoever.

The annualized gross base range for this position is $145,000 - 160,000 plus bonus eligibility. The actual compensation within the range will be based on factors unique to the candidate, including years of direct experience, depth of knowledge and relevant education.
