POSITION SUMMARY:
The Global Real Estate Transactions Manager is responsible for the execution and management of Advanced Energy's global real estate transaction activities across a worldwide portfolio. Reporting to the Director, Global Real Estate, this role leads lease negotiations, renewals, acquisitions, dispositions, and portfolio optimization initiatives while ensuring alignment with business strategy, operational requirements, and financial objectives.
The position serves as the primary point of coordination between business stakeholders, brokers, landlords, legal counsel, Finance, and external consultants to deliver high-quality transaction outcomes that support the company's growth and operational needs. The role combines strategic portfolio planning with hands-on transaction execution and governance.
Success Profile
This role is ideal for a real estate professional who enjoys being directly involved in transactions and negotiations while helping shape a global portfolio. The successful candidate will be equally comfortable negotiating a lease in Asia, conducting a financial analysis in Excel, presenting recommendations to executives, and coordinating brokers and consultants worldwide.
RESPONSIBILITIES:
Real Estate Transaction Management
  • Lead global leasing, acquisition, disposition, renewal, expansion, contraction, and sublease transactions.
  • Manage the end-to-end transaction lifecycle from aligning requirements with space options through execution and occupancy.
  • Develop transaction strategies that balance operational requirements, cost efficiency, flexibility, and risk mitigation.
  • Support mergers, consolidations, and business expansion initiatives through real estate transaction planning and execution.

Site Selection & Market Analysis
  • Conduct market assessments, financial evaluations, and location analyses.
  • Support feasibility studies and location recommendations for executive approval.

Lease Negotiation & Administration
  • Establish and maintain professional relationships with landlords. Lead commercial negotiations with landlords and developers.
  • Partner with Legal to review and negotiate lease terms, amendments, renewals, and related agreements.
  • Ensure favorable lease economics, operational flexibility, expansion rights, and risk protections.
  • Maintain awareness and tracking of critical lease dates and proactively manage upcoming transaction events.

Broker & Consultant Management
  • Manage global brokerage relationships and transaction service providers.
  • Establish transaction scopes, performance expectations, and fee structures for each transaction.
  • Monitor broker performance and ensure the highest level of service and consistency with company standards and objectives.
  • Coordinate external real estate advisors, appraisers, and market consultants as needed.

Portfolio Planning & Optimization
  • Support development and delivery of the global real estate roadmap and portfolio strategy. Report to stakeholders on a regular basis.
  • Identify opportunities to optimize occupancy costs, footprint utilization, and lease obligations.
  • Maintain current data metrics on each location including operating costs, lease events, capacity, occupancy, and others
  • Analyze portfolio performance, occupancy trends, and upcoming transaction requirements.
  • Develop recommendations for portfolio consolidation, expansion, or disposition.

Financial Management & Reporting
  • Develop annual transaction budgets and track financial performance against approved targets.
  • Support annual budgeting and long-range planning processes.

Cross-Functional Collaboration
  • Partner closely with Facilities, Operations, Supply Chain, HR, Finance, Legal, IT, and business unit leaders.
  • Ensure transaction decisions align with operational requirements and strategic objectives.
  • Support project handoffs to Project Managers and Facilities teams following transaction completion.
  • Participate in executive review and approval processes.

Data Management & Governance
  • Maintain accurate lease and transaction data within corporate systems and lease administration tools.
  • Ensure transaction documentation is complete, organized, and audit-ready.
  • Support continuous improvement of transaction processes, controls, and governance standards.

WORK ENVIRONMENT:
  • Location: Denver, CO
  • Environment: Works in a standard office environment and uses office equipment (telephone, PC, etc.).
  • Travel as needed (approximately 10%), both domestic and international. Travel may include site visits, broker meetings, lease negotiations, and support for major capital projects.

QUALIFICATIONS:
  • Strong expertise in commercial real estate transactions and lease negotiations.
  • Knowledge of global corporate real estate practices and market dynamics.
  • Understanding of industrial, manufacturing, laboratory, office, and warehouse facilities.
  • Strong financial analysis and business case development capabilities.
  • Excellent negotiation, communication, and stakeholder management skills.
  • Ability to influence across global organizations and work effectively in a matrix environment.
  • Strong organizational skills and attention to detail.
  • Analytical mindset with a focus on cost optimization, risk management, and portfolio performance.
  • Proficiency with lease administration systems and Microsoft Office applications.

EXPERIENCE:
  • 7-10+ years of progressive experience in corporate real estate, brokerage, transaction management, or portfolio management.
  • Experience managing global real estate transactions.
  • Experience supporting industrial, manufacturing, electronics, semiconductor, or technology organizations preferred.
  • Demonstrated success negotiating leases and delivering complex transaction projects.
  • Experience working with executive leadership and cross-functional stakeholders.

EDUCATION:
  • Bachelor's degree in Real Estate, Business, Finance, Facilities Management, Architecture, Engineering, or a related field required.

COMPENSATION:
As required by multiple state pay transparency laws, Advanced Energy provides a reasonable range of compensation for each job posting. Actual compensation is influenced by an array of factors including, but not limited to, skill set, level of experience, and specific office location. The range of starting pay for this role is $115,000 to $150,000 per year.
