SUMMARY: The Real Estate Representative (RER) will play a vital role in both supporting the Field Real Estate Team as well as managing a pre-determined number of projects by preparing documentation and conducting field research to assist the Real Estate team in preparation for site presentation, negotiation of traditional real estate deals (developer build to suit, fee acquisition, self-development, ground leases, expansions and remodels) as well as Business Conversion Program (BCP) sites. This position involves collaborating with various departments and partners, both internally and externally to develop, track and accelerate the deal process. The RER will provide support in preparing and presenting documentation to senior leadership for each individual project. Must be able to source opportunities, assist in deal negotiation, persistent in achieving success, and work through the many challenges that arise during the life cycle of a project. KEY DUTIES AND RESPONSIBILITES: Identify and evaluate potential retail locations based on collaborative plans, market analysis, customer demographics and competitive landscape. Participate in negotiation of purchase & leases agreements in alignment with team goals. Perform financial analysis and due diligence on new locations to ensure favorable terms. Plan and execute contacting existing fuel stations and setting up meetings with the Real Estate team. Conduct market research to stay current on retail property trends, market conditions, and competitor activities. Develop and execute a real estate strategy to support the company's growth objectives, including geographic expansion. Provide recommendations on market conditions, site selection, and financial strategies for growth. Prepare, track and implement changes to a virtual tour document as it moves through the company state gates to opening. Work closely with senior management, Network Planning, store operations teams, and other key stakeholders to align real estate strategy. Assist in managing relationships, that may include, developers, brokers, landlords, architectural and engineering firms, signage companies & municipalities. Prepare reports and updates for senior leadership on pipeline, NNN brokerage activity, competitive landscape Attend and industry events, such as local ICSC. EDUCATION AND EXPERIENCE: EDUCATION: Bachelors/4 Yr Degree YEARS OF RELEVANT WORK EXPERIENCE: 2+ years SPECIFIC KNOWLEDGE: Strong leadership skills with a proven ability to drive business growth Strong negotiation and financial analysis skills and complex deal structuring. Excellent analytical, problem-solving, and strategic thinking abilities. Understanding of commercial leases, property management, and retail development processes. Ability to work cross-functionally with senior leadership, planning, legal, finance and operations teams to execute strategic initiatives.
