What You'll Do:
The Grounds Caretaker & Maintenance Technician is a highly visible, hands-on position responsible for the overall appearance, functionality, safety, and upkeep of Thomas Ranch properties, facilities, landscapes, ranch assets, and outdoor environments. This role serves as a key steward of the property by ensuring all locations remain clean, operational, safe, and guest-ready.
This individual performs a broad range of groundskeeping, preventative maintenance, facility support, event setup and breakdown, vehicle and equipment care, animal support, and general property maintenance activities. The ideal candidate is self-motivated, solutions-oriented, mechanically inclined, and takes pride in creating exceptional first impressions while supporting a luxury hospitality and ranch environment.

Essential Duties & Responsibilities
Property & Grounds Stewardship
  • Maintain the overall appearance, cleanliness, and functionality of all Thomas Ranch properties and operational areas.
  • Perform landscaping duties include mowing, trimming, edging, pruning, planting, mulching, irrigation support, weed control and seasonal beautification projects.
  • Maintain trails, roads, pathways, entrances, ranch facilities, common areas, parking areas, and outdoor gathering spaces.
  • Monitor property conditions daily and proactively address maintenance, appearance, and safety concerns.
  • Ensure all areas consistently meet Thomas Ranch presentation standards.

Facility Maintenance & Repair
  • Perform routine maintenance and minor repairs on buildings, ranch facilities, offices, barns, storage areas, outdoor fixtures, gates and operational spaces.
  • Assist with carpentry, painting, drywall repair, pressure washing, light plumbing, lighting replacement, and general maintenance projects.
  • Assist with preventative maintenance inspections and report repair needs.
  • Maintain and repair tools and machinery used in maintenance.
  • Assist with ongoing property improvement and enhancement projects.

Event Support & Logistics
  • Set up and break down tables, chairs, tents, furniture, equipment, signage, and event materials.
  • Assist with transporting supplies and materials throughout the property.
  • Move furniture, equipment, and heavy materials safely and efficiently.

Animal Care & Ranch Operations
  • Feed and water ranch animals according to established schedules.
  • Monitor animal areas and report concerns related to health, fencing, water supply, safety, or facility conditions.
  • Maintain cleanliness of barns, feeding stations, corrals, and animal support areas.
  • Support general ranch operations and seasonal ranch projects.
  • Ensure feed, hay, supplies, and equipment remain organized and adequately stocked.

Vehicle, Equipment & Asset Care
  • Conduct routine inspections of vehicles and equipment.
  • Monitor fuel, fluid levels, tire pressure, batteries, and overall readiness.
  • Assist with preventative maintenance schedules.
  • Report repair needs promptly and accurately.
  • Maintain equipment storage areas in an organized and professional manner.

Safety & Risk Management
  • Always utilize required PPE and safe work practices.
  • Identify and immediately report hazards, near misses, accidents, property damage, or unsafe conditions.
  • Maintain safe operating practices when working around guests, employees, animals, vehicles, equipment, and contractors.

Hospitality & Guest Experience
  • Respond promptly and professionally to requests and operational needs.

Required Qualifications
  • Work Schedule: Wednesday to Monday from 8:00 am to 6:00 pm.
  • High School Diploma or GED.
  • Minimum 2 years of experience in groundskeeping, maintenance, facilities, landscaping, ranch operations, golf course maintenance, hospitality operations, or related field.
  • Certifications or technical training in electrical, plumbing, refrigeration, irrigation, mechanical systems, or related trades.
  • Ability to safely operate landscaping and maintenance equipment.
  • Ability to perform physically demanding work in an outdoor environment.
  • Strong attention to detail and commitment to quality.
  • Strong work ethic and self-directed approach to work.
  • Ability to prioritize multiple projects and responsibilities.
  • Must have a valid driver's license with clean driving record.

Preferred
  • Experience with ranch, agricultural, golf course, hospitality, resort, or residential community environments.
  • Experience working around livestock, horses, or ranch animals.
  • Bilingual English/Spanish.

Physical Requirements
  • Ability to frequently lift, push, pull, and carry up to 75 pounds.
  • Ability to move furniture, event equipment, and operational materials.
  • Frequent walking, standing, bending, kneeling, climbing, and reaching.
  • Ability to work outdoors for extended periods in varying Texas weather conditions.
  • Ability to safely operate utility vehicles, tractors, trailers, and maintenance equipment.
