Job description

We are seeking a dedicated and experienced Property Manager, to oversee the daily operations of our residential, multifamily apartment community in the Albuquerque, NM area. The ideal candidate will possess strong leadership skills, a thorough understanding of property management principles, and the ability to maintain positive relationships with tenants and vendors. This role requires a proactive approach to property maintenance, tenant relations, and adherence to Fair Housing regulations.

Responsibilities:

Manage all aspects of property operations, including leasing, tenant relations, and maintenance coordination.

Negotiate lease agreements and renewals while ensuring compliance with legal requirements.

Mentor, train and inspire team members

Oversee facilities management to ensure properties are well-maintained and meet safety standards.

Conduct regular inspections of properties to identify maintenance needs and address issues promptly.

Maintain accurate records through data entry, including tenant files, maintenance requests, and financial reports.

Implement conflict management strategies to resolve tenant disputes effectively.

Ensure compliance with Fair Housing regulations and other relevant laws in all property dealings.

Collaborate with vendors for property maintenance services and ensure quality work is performed.

Utilize Yardi software for efficient property management tasks including accounting, reporting, and tenant communications.

Experience and Qualifications:

Proven experience in property management or a related field is essential.

Proven experience with delinquancies and occupancy management

Yardi and CRM experience

Experience managing renovations, rehabilitations and Cap X projects

Mentor and train a staff

Strong negotiation skills with a track record of successful lease agreements.

Familiarity with facilities management practices and property maintenance protocols.
