Job description

Are you looking for the next step in your property management career? Are you experienced in providing administrative support to a property management team? This company located in Atlanta is seeking an Assistant Property Manager to join their team! This Assistant Property Manager will assist in overseeing three Class A office buildings, over 500,000 RSF. This REIT owns and manages office properties in multiple states, benefits include generous PTO, 401K, employee stock purchase plan, and wellness benefits.


Duties Include:

  • Conducts regular inspections of the property to identify potential risks, ensure compliance with maintenance and cleaning standards, and support long-term capital improvement planning
  • Builds and sustains strong relationships with customers by delivering responsive, high-quality service and fostering positive interactions between tenants and ownership
  • Organizes and assists with customer-focused events, including orientations, receptions, and other engagement activities
  • Assists in overseeing vendor and contractor services by coordinating maintenance activities, facilitating the bidding process, and serving as a liaison between service providers and property management
  • Reviews and approves invoices while partnering with the Administrative Manager to oversee accounts payable, support accounts receivable, and assist with collection efforts to keep accounts current
  • Collaborates with Property and Administrative Managers to complete operating expense reconciliations and prepare tenant calculation worksheets
  • Assists in developing the annual operating budget, including revenue projections, expense planning, capital improvements, and cost control strategies
  • Works closely with Property Managers to produce monthly financial reporting packages, including accruals, variance analyses, and forecast updates
  • Applies knowledge of operating expense allocations by preparing, reviewing, and approving prorated cost calculations and related tenant statements
  • Supports leasing efforts by preparing vacant suites and assisting with property tours for prospective tenants
  • Oversees lease administration matters, ensuring compliance with contractual terms, including tenant and landlord rights and obligations
  • Reviews lease abstracts prepared by Lease Administration to confirm accuracy and alignment with executed agreements
  • Drafts and issues lease-related communications, including commencement letters and required formal notices
  • Evaluates lease document language from legal counsel and incorporates property-specific requirements and provisions


Qualifications:

A minimum of 2 years commercial property management experience

A high School Diploma or GED equivalent is required, Bachelor’s Degree is preferred

Proficient use of Microsoft Office
