About the Organization
Thrive Alliance helps individuals access resources and support services that improve their lives and builds stronger communities. As the "umbrella" over several programs, we provides services that help the elderly, disabled, and low-income individuals in 5 counties of south central Indiana: Bartholomew, Brown, Decatur, Jackson, and Jennings. These programs include:
Aging and In-Home Services - as the local Area Agency on Aging, Area 11, Thrive Alliance provides Care management and resources to assist those over the age of 60 to remain at home or in a community setting.
Aging and Disability Resource Center (ADRC): a highly visible and trusted place where people can turn for information on a full range of support options.
Adult Guardian Services: Provides guardianship services for disabled adults in need of support and legal assistance.
Nutrition Services: Provides congregate meal site where seniors can come have a hot meal and interact with others in a comfortable environment. Educational program often offered. Current meals sites include Nashville, IN, Seymour, IN, Crothersville, IN, North Vernon, IN and Columbus, IN.
First Steps: Provides case management, assessment, advocacy, and resources to assist families with a child under age 3 diagnosed with a developmental disability
Caregiver Support: Provides support and education to families and caregivers of individuals dealing with dementia
Housing Partnerships: Provides safe and affrodable housing to low-income, seniors and disabled individuals

Description
Job Summary:
The Property Maintenance Crew member must meet responsibilities as assigned by the Maintenance Supervisor within allotted time frames and within policies and procedures outlined in Thrive Alliance manuals.
Performance will be evaluated based on meeting these expectations as outlined above and below.
Key Outcomes, Expectations and Responsibilities:
The Property Maintenance Crew member contributes to the goals of Housing Partnerships, Inc, dba Thrive Alliance, and the immediate property, by developing and implementing a comprehensive property maintenance and repair program for the property to which they are assigned.
Duties include:
  • General repair and maintenance of Buildings, Facilities, Equipment and Grounds
  • Including, but not limited to, carpentry, plumbing, glazier, masonry, and painting tasks
  • Repair of floors, showers, sinks, walls, roofs, and carpet
  • Perform minor troubleshooting, repairs, and adjustments on lock on doors, cabinet, desks, closets; repair hinges
  • Change filters on heating, ventilating and air conditioning unites
  • Service appliances, kitchen, and emergency equipment
  • Hook up appliances, report mechanical malfunctions to appropriate party to take action
  • Moves, and assist in moving furniture and equipment at various facilities/sites
  • Annotate and update work logs for specific site requirements
  • Respond to emergency calls during and after regular work hours
  • Maintain clean, safe and orderly work sites

Required Skills:
  • General maintenance to include:
  • Carpentry-basic rough and finish carpentry in construction and repair of structures such as partitions, walls, doors, fences, window frames, roof, office furniture
  • Glazier-Remove broken glass, putty or plastic; replace windows and hardware, replace or arrange for replacement of glass for windows, doors, and light fixtures
  • Electrical-perform basic electrical installation and repair work in wiring for switches, outlets, plugs, cables, power circuits and appliances, repair lighting systems; inspect electrical systems for unsafe conditions
  • Plumbing-identify and perform basic repairs of plumbing leaks or breaks; open clogged lines and drains; replace washers and minor parts; repair/replace water heaters
  • Painting-apply and prepare various surfaces for paint, enamel, lacquer, varnish, or stain; repair wall coverings
  • Grounds Maintenance-maintain grounds in clean and orderly manner including mowing, trimming weeding, aerating and fertilizing lawns; maintain ground maintenance equipment; trim tree branches that create hazardous situations
  • If assigned a company vehicle, all maintenance and upkeep on the vehicle, including cleanliness inside and out, orderly inventory inside, routine maintenance such as oil changes and inspections for needed repairs

Position Requirements
Education and Experience:
  • High School diploma or equivalent
  • Minimum of 3 years of construction/remodeling experience; electrical, plumbing, or HVAC certification a plus
  • High levels of self-management, organizational, and multitasking skills required
  • Self-motivated and able to work with little supervision
  • Must possess a valid driver's license and ability to travel as needed for the position
  • Must possess adequate auto insurance to meet State requirements

Regular and reliable attendance and punctuality are crucial functions of this, and all positions, of the Agency.
The employee must occasionally lift and/or move up to 100 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
