What this job involves:

The VP, Projects will lead project management operations across a geographically distributed portfolio, overseeing large teams of project managers across multiple locations. This role requires delivering consistent results across assigned portfolio while maintaining operational standards, managing budgets, and driving business development initiatives. What your day-to-day will look like:

  • Team Leadership & Operations Management Lead and manage team of project managers (direct and indirect reports) across geographically distributed locations. Provide direction, mentorship, and performance management to ensure team productivity and professional development. Monitor and ensure all KPIs related to project delivery, budget compliance, schedule adherence, quality standards, and client satisfaction across assigned portfolio are met.
  • Portfolio & Project Oversight Oversee simultaneous projects across multiple sites and regions, ensuring consistent delivery standards and operational execution. Manage project timelines, budgets, and resource allocation to deliver projects on time, within budget, and to specified quality standards. Implement project management methodologies and develop innovative strategies to enhance efficiency across distributed teams.
  • Full-Cycle Ground-Up Construction Management Direct comprehensive oversight of ground-up construction projects across all phases:
    • Due Diligence & Land Acquisition: Evaluate site feasibility during transaction phases, assessing physical, environmental, regulatory, and financial factors.
    • Feasibility Studies: Lead technical and financial analysis to determine project scope, budget parameters, schedule requirements, and risk factors.
    • Design Development: Coordinate with architects, engineers, and consultants to develop construction documents that meet project objectives and budget requirements.
    • Planning & Zoning Review: Manage municipal approval processes, coordinate with regulatory authorities, and ensure compliance with applicable requirements.
    • Pre-Construction: Direct contractor selection, subcontractor procurement, value engineering, constructability reviews, and project mobilization.
    • Construction Phase: Oversee construction operations including schedule management, quality control, budget tracking, change order processing, and safety compliance.
    • Closeout: Manage project closeout including punch lists, inspections, commissioning, warranty documentation, and client handover.
  • Client & Stakeholder Management Collaborate with stakeholders to define project objectives, scope, and deliverables aligned with client requirements. Build and maintain client relationships across multiple markets. Manage client communications and expectations throughout project lifecycles.
  • Business Development Identify new business opportunities and partner with business development teams to drive growth and expand client relationships. Lead sales initiatives within the project delivery team, including sales meetings and cross-selling activities. Develop client pursuit strategies, prepare and deliver pitches, secure new business, and execute projects across all platform elements.

Required qualifications:

  • Bachelor's degree in a relevant field (e.g., construction management, engineering, architecture).
  • 10+ years of experience in project management, with a strong track record of successfully delivering complex projects within the commercial real estate industry.
  • Demonstrated experience managing distributed portfolios across multiple geographic locations simultaneously.
  • Proven experience leading and managing large, high-performing teams (15+ direct and indirect reports) across geographically dispersed locations.
  • Exceptional communication and leadership skills with ability to effectively manage remote and distributed teams.
  • Proficient in project management methodologies and tools, with a demonstrated ability to drive process improvements across multiple sites.
  • Strong financial acumen and experience in managing project budgets and financial reporting across wide-ranging portfolios.
  • Excellent client management skills, with the ability to build and maintain long-term relationships across multiple markets.
  • Exceptional problem-solving and decision-making abilities, with a focus on delivering innovative solutions across diverse project types and locations.

Preferred qualifications:

  • Master's degree in a relevant field (e.g., MBA, project management).
  • Professional certifications (e.g., PMP, LEED, Six Sigma).
  • Experience working in a global organization, collaborating with multicultural and crossfunctional teams.
  • Knowledge of industry-leading project management software and technologies for distributed team management.
  • Ability to travel as needed to support distributed portfolio and team locations.
