Job description

We are seeking an experienced Luxury Custom Residential Project Manager to oversee high-end custom home projects throughout the Santa Rosa area. This role will take ownership of complex residential projects from preconstruction through final completion, managing schedules, budgets, procurement, subcontractors, documentation, and client relationships.
The ideal candidate has a strong track record managing luxury custom residential construction and understands the craftsmanship, attention to detail, and client service required for high-value homes. Projects typically range from $5M to $25M and may span 16-30 months.
This position is ideal for a proactive, highly organized Project Manager who can maintain control of project financials and schedules while anticipating challenges and delivering an exceptional experience for homeowners and design teams.
Responsibilities
  • Manage luxury custom residential projects from preconstruction through final completion and closeout.
  • Develop and maintain detailed project schedules, budgets, contracts, procurement plans, and construction timelines.
  • Coordinate homeowners, architects, interior designers, consultants, subcontractors, vendors, and field teams throughout the project.
  • Review architectural drawings, specifications, contracts, and construction documents for scope, constructability, and coordination issues.
  • Manage RFIs, submittals, change orders, meeting minutes, project schedules, and other documentation.
  • Monitor budgets, costs, commitments, forecasts, and overall project financial performance.
  • Oversee procurement of materials, specialty products, custom finishes, fixtures, and long-lead items.
  • Conduct regular site visits to monitor progress, workmanship, quality, safety, and schedule performance.
  • Identify and resolve construction, design, scheduling, budget, and coordination issues proactively.
  • Support field leadership by ensuring superintendents and trade partners have the information, materials, and resources required to maintain progress.
  • Maintain clear and consistent communication with homeowners and project stakeholders.
  • Manage client expectations regarding schedules, budgets, selections, design changes, and project milestones.
  • Ensure construction meets contractual requirements, design intent, quality standards, and client expectations.
  • Oversee inspections, punch-list completion, documentation, and final project turnover.
  • Build strong working relationships with homeowners, architects, designers, subcontractors, vendors, and internal teams.

Requirements
  • Proven Project Management experience in luxury custom residential construction is required.
  • Strong knowledge of custom home construction methods, building systems, sequencing, and high-end finishes.
  • Demonstrated experience managing complex custom residential projects from preconstruction through completion.
  • Experience managing projects in the $5M-$25M range is strongly preferred.
  • Experience managing long-term custom home projects typically spanning 16-30 months.
  • Strong background in project budgeting, forecasting, scheduling, procurement, subcontractor management, and cost control.
  • Ability to read and interpret architectural drawings, specifications, contracts, schedules, and scopes of work.
  • Experience managing RFIs, submittals, change orders, contracts, and project documentation.
  • Proven ability to coordinate architects, interior designers, consultants, subcontractors, vendors, and field personnel.
  • Exceptional attention to detail and understanding of the quality and craftsmanship expected in luxury residential construction.
  • Strong leadership, communication, organization, negotiation, and problem-solving skills.
  • Professional, client-focused approach with the ability to build trusted relationships with homeowners and design professionals.
  • Stable employment history demonstrating successful long-term project management experience.
