Job description

Job Summary
  • This position is based in the Company's Atlanta, Georgia office.
  • This position is responsible for the overall operational management of the project including all subcontracted resources, in-house manpower, material, and equipment.
  • Management of project budget and daily activities; balance project team interests with the interests of our customer and company. Focus on means/methods to shorten the construction duration and improve the financial status of the project.
  • Ensure projects are completed on time and to the Client's satisfaction.
  • This position works in close coordination with preconstruction, estimating, finance, human resources, business development, safety, and other project teammates/teams.
Job Accountabilities: Pre-Construction Phase -
  • Review projects to become familiar with job specific requirements for staffing, general conditions, techniques, and scheduling.
  • Either prepare or review and provide recommendations for required edits to bid packages as directed.
  • Identify long-lead items, establish procurement priorities, and assist with the review and/or creation of preliminary construction schedules for use in bidding opportunities and solicitations for subcontractor quotations.
  • Attend all Owner-Architect team planning meeting if requested.
  • Review estimated costs and assist in the preparation of bid opportunities.
  • Review proposed Subcontractor selections prior to bid submissions and provide input on the alignment of Subcontractor capabilities with the project specific requirements and Owner expectations.
  • Monitor the status of subcontract execution and assist in expediting execution of subcontracts, issuance of bonds if required, issuance of insurance, etc.
  • Prepare, review, and approve subcontract language prior to issuing subcontracts to Subcontractors.
  • Prepare the detailed project schedule and work with the Project Superintendent to optimize project efficiency.
  • Assist in developing general and site-specific job-specific security plans.
  • Participate in project turn-over meetings and provide input regarding potential challenges or specific areas of concern.
  • Prepare the Job Cost Budget and review with the Accounting Department.
  • Lead constructability studies with the Project Superintendent and Operations Manager.
  • Conduct individual pre-construction meetings with all Subcontractors.
  • Discuss and establish response time for submittals, RFI's, and PCO's with the Owner and/or Architect.
  • Establish administrative procedures, such as billing procedures, early completion discounts, penalties, payment for stored materials, chain of command, Owner-furnished equipment, submittals procedures, etc. with the Owner and/or Architect if not outlined in the contract with the Owner.
  • Prepare the schedule of values, review with the Accounting Department, and submit to the Owner for approval. Establish billing procedures with the Owner prior to the first billing.
  • Prepare in conjunction with the Project Superintendent a site logistics plan.
  • Establish methods and assign responsibility for as-built drawings and O&M manuals.
Construction Phase -
  • Maintain a positive relationship with the Owner, Architect, and Subcontractors.
  • Schedule and conduct Progress Meetings with the Owner and Architect as necessary or as required by the Owner.
    • Prepare the Progress Meeting agenda.
    • Review schedule progress.
    • Review the Weekly Status Report, if required.
    • Review monthly progress billing status.
    • Review submittal status and advise Owner if submittals are not being handled/returned in a timely manner.
    • Review PCO and Change Order status.
    • Prepare and distribute meeting minutes.
  • Assist the Accounting Department with monthly pay applications to the Owner and/or Architect.
  • Guide the project towards maximizing profit potential.
  • Ensure accuracy of cost coding as well as quantity reporting where applicable.
  • Monitor progress and cost on a regular basis identifying current and potential problem areas. Monitor the project schedule, tracking progress and potential completion.
  • Author Weekly Status Reports and submit to the Owner and Architect if required or requested by the Owner and/or Architect.
  • Schedule and conduct periodic Subcontractor meetings or assist the Project Superintendent in doing so if appropriate.
    • Prepare the Subcontractor Meeting agenda.
    • Review schedule progress and develop recovery plans with Subcontractors when necessary to maintain the project schedule.
    • Prepare and distribute Meeting Minutes.
  • Review and approve monthly subcontractor billings and vendor invoices.
  • Maintain a current drawing set and ensure that Subcontractors have received all updates, ASI's, RFI's, Addenda, etc.
  • Perform performance reviews on any direct reports - Project Engineers, Office Engineers, Field Office Managers, and/or Laborers.
  • Author all change orders on Owner Contracts, Subcontracts, and Purchase Orders, prior to being signed by an Officer of FCG.
  • Enforce company safety regulations and programs with Subcontractors.
  • Ensure all necessary reports are delivered to the appropriate personnel for processing (i.e., timecards, daily reports, expense reports, etc.).
  • Participate in financial progress discussions for the project during monthly budget review meetings.
Close Out Phase -
  • Obtain the Final Inspection and/or Certificate of Occupancy from the AHJ prior to Owner move in.
  • Prepare logs for warranty items, post construction walk-throughs/punch list walks, and manage the assembly of close out documents, etc.
  • Monitor completion of the punch list and collection of final payment. Ensure that the required Subcontractors are retained to complete final work tasks.
  • Ensure all utilities are in the Owner's name at time of substantial completion.
  • Notify the Accounting Department of project completion for the purpose of final billing and/or retainage billing and final payment of Subcontractor retainage.
  • Review all as-built drawings and ensure they are complete; distribute all as-built drawings to the Owner.
  • Notify the CFO when Builder's Risk Insurance, and if applicable, Bonds, can be canceled upon substantial completion.
  • Set-up a warranty inspection with the Owner to review any warranty items prior to the expiration of FCG's warranty coverage.
Other -
  • Identifies problems and interacts with internal and/or external contacts as required to correct deficiencies.
  • Suggest ways to reduce costs, enhance revenues, and improve profits.
  • Performs other related duties as assigned or requested.
  • Travel is required at times for this position.
  • Work occasional evenings, weekends, or overtime as needed for special projects.
Job Qualifications:
  • Minimum Education: Bachelor's Degree or related experience.
  • Minimum Experience: 3-5 Years with demonstrated Design Build project experience.
  • Field-of-Expertise: Knowledge of generally accepted construction management principles.
  • Skills: Experienced in construction project management, self-starter and motivated individual, ability to demonstrate good time management skills with the ability to multi-task, set priorities and meet deadlines, e xcellent organizational abilities, presentation skills, strategic planning/thinking, Customer/Client focus, business acumen, proficient in oral and written communication, solid fiscal management skills, computer and technology skills, good leadership skills, effective problem solving skills, ability to work well with limited supervision, and the ability to establish and maintain effective working relationships with co-workers, consumers, and other service providers.
Physical/Environmental Demands: • Physical Demands: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this position, simultaneous and repetitive use of the hands, wrists, and fingers is sometimes required. Movements such as stooping, twisting, bending, reaching, crouching, and handling are required. The employee is frequently required to stand, walk, climb, balance, and reach with hands and arms. Frequent lifting and moving of 10 - 50 pounds is required.
