Job description

BKM Management Company is seeking driven entrepreneurial professionals who are passionate about their work. The Construction Manager will join the Construction Management team reporting to the Director, Construction, and take on responsibility for the planning, execution, and oversight of all post-acquisition interior construction projects, including rollovers, tenant improvements, and select special projects within the region. The successful candidate should enjoy the autonomy and culture of working in a growing, entrepreneurial environment that is mission-driven, results-driven, and detail-oriented.

This position is required to work in-office at least 5 days a week.  This position will be located in our Atlanta office.

Essential Functions:

Execution of Rollover Improvements / TIs / Special Projects:

  • Manage on-budget, on-time construction of interior improvements with minimal supervision
  • Ability to think and act strategically with experience resolving construction challenges
  • Create in-depth scope of work documents for all construction projects
  • Develop construction budgets by securing, reviewing, and approving competitive bids
  • Read plans and create take-offs for internal bids
  • Solicit subcontractor and/or vendor quotes and evaluate them for scope and qualification
  • Thorough project inspection to gain a deep understanding of the project requirements
  • Conduct regular meetings for projects with stakeholders and vendors
  • Conduct regular site visits to projects to monitor milestones
  • Thorough understanding of the standard operating procedures

Implement Construction Standards and Procedures:

  • Develop and maintain a reliable regional contractor bench to support rapid turnover and consistent pricing
  • Maintain communication standards for the construction team
  • Standardize interior scopes and pricing to improve speed-to-market
  • Understand all contract documents including leases, master contracts, short and long-form contracts, permits and notices
  • Enforce file tree and document naming standards in construction folders
  • Manage construction documentation through approval, execution, and final filing in accordance with company standards

The Qualifiers:

  • 5+ years' experience as construction manager, project manager, or similar
  • 5+ years' direct experience with bidding and managing construction projects
  • Degree in Project Management or Construction Management is preferred
  • Proficient use of industry-standard software and communication devices and software such as email, internet, Yardi, Adobe, Microsoft Project, Excel, Word and project management software
  • Excellent written and oral communication skills in a professional setting
  • Strong organizational and administrative skills with a keen attention to detail
  • Motivated and results-driven with a strong work ethic and desire to excel/grow
  • Highly resourceful team player, with the ability to work independently in an entrepreneurial setting
