Job description

Responsibilities
  • Provide leadership and oversight for the day-to-day operations and project administration of multifamily construction projects
  • Work closely with an in-house Development Manager to develop the construction budget, negotiate contracts, finalize design, reconcile allowances, and manage relationships with lenders and equity partners
  • Understand predevelopment activities such as permitting and due diligence review
  • Participate in the pricing and General Contractor selection process. Reviews bid responses and prepares contract exhibits
  • Manage contractors and third-party consultants throughout the diligence and construction process including General Contractor, ADA Consultant, Waterproofing Consultant, Geotechnical Consultant
  • Manage and maintain thorough and accurate construction documents
  • Review and approves pay applications, change orders, submittals, RFIs, and invoices
  • Participate in project design coordination meetings
  • Understand how to prioritize multiple projects with different items requiring different levels of urgency
  • Facilitate the flow of project information with external parties including design team, third-party consultants, contractors, investment partners and jurisdictional authorities
  • Visit the project weekly at minimum, or more frequently as required by the project to protect the interest of the owners
  • Maintain project deliverables used to communicate project status (schedule and cost) and risk items with internal and external reports
  • Deliver project updates to construction team, development team and external stakeholders
  • Coordinate installation of owner furnished FF&E, Fitness Equipment, Pool Furniture, and Signage
  • Manage and act as liaison for asset manager, property management team, and contractor during lease up and turn over
Qualifications
  • 5+ years of work experience in real estate development, construction, or project management
  • Bachelor's degree in Real Estate, Engineering, Construction Management, or related field preferred
  • A general knowledge of construction and engineering concepts
  • Ability to manage multiple tasks at once, to prioritize and manage time effectively
  • Excellent leadership, organizational and problem-solving skills are essential
  • Effective oral and written communication skills are required
