Job description

Project Scheduler

Los Angeles Unified School District | MAAS Companies

The Work
In a construction program this size, the schedule is the most important tool we have. If the schedule is wrong, the budget follows. As a Project Scheduler, you are the person who sees through the contractorโ€™s paperwork to find the truth of the projectโ€™s progress.

Youโ€™ll spend your time independently reading architectural and structural drawings to understand the real scope of the work. When a contractor submits a P6 baseline or a monthly update, youโ€™re the one identifying missing logic, slippage, or critical path issues. This isn't just data entry; itโ€™s forensic work. Youโ€™ll perform Time Impact Analysis (TIA) to determine if a delay has merit and create Earned Value curves to show the team exactly where they stand. Youโ€™ll be out at the construction sites, attending meetings, and checking that what you see on the screen matches whatโ€™s actually happening on the ground.

What Youโ€™ll Own

  • Technical review of Contractor P6 Baseline Construction Schedules and monthly updates to identify missing scope or logic.
  • Creation of Earned Value (EVA) curves and Key Performance Indicators (KPIs) to track project health.
  • Schedule Time Impact Analysis (TIA) using the Windows Analysis method to evaluate delay claims and time extensions.
  • QA/QC on all contractor schedule submittals to ensure they conform with the contract and District guidelines.
  • Status updates for Master Program Schedules, ensuring data integrity and proper use of program-level coding.
  • Regular site visits to verify actual field progress against the submitted schedule.

Requirements

What You Bring

  • 6 years of full-time professional construction scheduling experience (ideally for an Owner or a General Contractor).
  • High proficiency in the latest versions of Primavera P6 and the MS Office Suite.
  • A degree in Construction Management, Engineering, or Architecture (or 8 years of experience).
  • A "detectiveโ€™s" eye for detailโ€”you can read drawings to determine if work is in or out of scope and identify where a schedule is being manipulated.
  • The ability to communicate schedule concerns clearly to project teams and upper management.

Benefits

Why MAAS

MAAS has spent nearly 40 years earning the trust of 50+ educational institutions across California, managing over $10B in projects. That track record means the work here is stable, funded, and consequential โ€” you're not chasing the next contract.

As a MAAS employee, you're also an owner. The company is 100% employee-owned through an ESOP โ€” a retirement benefit provided at no cost to you, on top of your salary. MAAS is a profitable, well-run organization and our share price has more than doubled since the plan's inception, with continued growth year over year. Your ownership stake builds the longer you stay, and ESOP participants nationally tend to accumulate 2.5x more in retirement savings than employees at non-ESOP companies.

In an industry not known for prioritizing culture, 96% of MAAS employees say it's a great place to work, and 100% say people genuinely care about each other. That's not a perk. It's how the company runs.

Compensation & Ownership

  • Competitive base salary
  • 100% Employee-Owned (ESOP) โ€” provided at no cost to the employee
  • ESOP Safe Harbor contribution of 3% of compensation, vested day one

Retirement

  • ESOP as a long-term wealth-building retirement benefit
  • 401k

Health & Wellness

  • Medical, Dental, Vision (described as very low cost in the sample outreach)

  • PTO โ€” 3 weeks

Culture & Growth

  • Great Place to Work certified
  • Room for growth within the organization
  • Positive, team-oriented environment
