This position will support two major initiatives at Enterprise, the Equitable Path Forward and Partner Sustainability initiatives, which together are co-managed through the Partner Sustainability & Growth team in close coordination with Enterprise's Capital Division.

Equitable Path Forward is across-divisional$3.5 billionnationwide initiative to helpeconomicallyand socially disadvantaged developers gain access to capital and resources. Launched in 2020, Equitable Path Forward(EPF)pursues three goals:

  • Filling the capital gap created by a lack of access to financing

  • Strengthening providers through advisory services and other non-financial support

  • Creating new career pathways to broaden leadership in real estate

Working with our EPF partners, we have met each of these goals, exceeding our expectations and ensuring lasting change in communities across the country. To date, we have partnered with over 100 developers, deployedover$1.2 billionofEnterprisecapital,andleveragedover$6 billion(exceeding our$3.5billiongoal)ofadditionalresources. This work has resulted in the production or preservation of over 11,000homeby EPF partners.

Enterprise's Partner Sustainability program has been developed in response to the affordable housing sector facing soaring development and operational costs at a time of unprecedented demand.Economic instability is creating pressure on developers, owners and operators, threatening organizationalstabilityand the national housing supply.The Partner Sustainability & Growth Program,has been launched as amulti-year initiative to address these challenges. Partner Sustainability will deliver capacity building for the field, tailored technicalassistanceand staffing support,grants,cutting edgepolicy research, and new tools to strengthen partners and affordable housing systems, and prevent future failures.

This position will support work streams and deliverables for both programs which are being delivered in a coordinated manner.The position will report to the Director,Programs - Partner Sustainability & Growth.

Responsibilities

Supports Buildout and Delivery of Industry-Wide Technical Assistance Programming and Work with Individual AH Owners and Operators

  • Works with partner developers toassistin assessing capacity building, advisory services,capitaland other needs

  • Incorporating partner developerfeedback,helps develop and implement technicalassistanceand capacity building tools for the affordable housing field such as webinars,toolkitsand best practice guides. These materials will focus on organizational and portfolio stability, asset management, property management, development efficiency and funding strategies, organizational development and portfolio growth, insurance, organizational staffing and management, and other topics of interest for affordable housing owners and operators. Curates web content, webinars, and otherprogrampublic offerings and related communications.

  • Supports the scoping of, memorializes, and tracks technicalassistanceand advisory services engagements with developer partners and associated consulting contracts.

  • Supports relationships with external consultants and training partners

  • Ensures consulting contract deliverablesare metand manages consultant budgets.

  • Manages grant allocation, scoping,disbursementand impact reportingprocesses .

  • Coordinates across internal and market-based teams to assess partner capacity building, advisory services,capitaland other needs andhelpsto scope and implement engagements.

  • Supports design and facilitation of virtual and in-person affordable housingownerand operator cohorts and peer exchanges.

  • Executes event planning including speaker outreach, agendas, andlogistics forassociatedinperson and/or virtual convenings.

Connects EPF and PS Work to Broader Policy Advocacy and Ecosystem Efforts

  • Supports andfacilitatesongoing cross-organizational collaboration to advance field-building.

  • Deepens trust, transparency, and alignment acrossthesesprograms' networks of partners through proactive engagement and problem-solving.

  • Surfaces policy-relevant learnings that reflect conditions that call for systems change and/or that present opportunities for resource development.

  • Supports identification of replication opportunities between PS and EPF and other work in local Enterprise markets or in the sector at large that strengthens the infrastructure of the affordable housing owner and operator ecosystem.

  • Participates in and sometimes co-leadsrelationship stewarding with philanthropic investors, TA providers, municipal partners, other housingintermediariesand ecosystem actors.

Participation in Program Strategy andHigh-LevelWork Planning

  • Supports program leadership in and contributes to the refinement, and execution of strategic plans for the PS and EPF programs.

  • Supports alignment between the PS and EPF programs and other Enterprise market, regional, or national initiatives wheresynergyexists

Program Administration and Funder Management

  • Coordinates with internal Enterprise departments (Operations, Communications, National Programs, Development) to align implementation with Enterprise processes and reporting.

  • Creates and updates presentations and proposals for internal and external audiences.

  • Manages the collection and reporting of KPIs and impact data from program participants and helps guide analyses and dissemination whereappropriate.

  • Overseesprogram data management.

  • Participates in the preparation of fundraising proposals.

  • Models a collaborative management style that reflects Enterprise values.

  • Additionalresponsibilities as theyarise.

Qualifications

  • Bachelor's degree and a minimum of five years of experience inrelevant fields of community development and affordable housing, public policy, urban planning, government, banking and finance, nonprofit, or real estate development.Some experience in the affordable housing funding, development,operating, or managingfieldspreferred

  • Graduate degree may be substituted for up to 2 years of experience.

Enterprise offers a comprehensive total rewards package for you and your family. The pay range for this position is$76,000 - $98,000. The salary rangerepresentsthe low and high end of what may be paid for this position. It is not typical for an individual to be hired at or near the top of the pay range, and compensation decisions may be influenced by a variety of factors, including skills, qualifications, experience, and location.
